South Daytona City Zoning Code

Sec. 5.1

General provisions.

A.

Title. These regulations shall be known as the "Zoning Regulations (or Zoning Code) of the City of South Daytona, Florida."

B.

Purpose and intent. These zoning regulations have been prepared with due consideration to existing conditions and future development of the city according to general policies expressed in the Comprehensive Land Use Plan as adopted by the city council on April 10, 1990 and any subsequent amendments.

This article is designed to promote the health, safety, and general welfare of the citizens of the city by regulating the use and development of land and water:

1.

To provide for an efficient, equitable, economical, and environmentally sound pattern of urban development;

2.

To secure safety from fire, wind, and other dangers;

3.

To provide adequate light and air and to prevent the overcrowding of land;

4.

To avoid undue concentration of population; and

5.

To facilitate provision for adequate transportation, water, sewerage, schools, parks, and other public needs; and

6.

To place similar land uses together in the same district and to minimize incompatibilities between different adjoining land uses.

The zoning regulations and districts are developed in light of the aforementioned objectives and considering the character of the districts and their suitability for particular uses of land. These regulations and districts work toward preserving desirable environmental features while allowing the greatest possible use and enjoyment of individual properties. They strive to protect the values of buildings and land and the use and enjoyment of adjacent properties. In general, the zoning regulations regulate land use and land development with the overarching goal of promoting and protecting the public welfare.

C.

Jurisdiction. The provisions of this article shall apply inside the corporate limits of the City of South Daytona, Florida.
