ARTICLE VI
R-2 Suburban Residential District
§ 245-30 Purpose.
The purpose of this district is to encourage single-family developments at suburban densities in locations in the Township where utilities and transportation facilities exist or are anticipated in the future and to provide for accessory uses and compatible public and semipublic uses as conditional uses and uses by special exception.
§ 245-31 Authorized uses.
In the R-2 Suburban Residential District, only the following uses are authorized:
A.
Permitted uses:
(1)
Principal uses:
(a)
Essential services.
(b)
Forestry, subject to § 245-179.
(c)
Oil and gas drilling subsurface facilities.

Home gardening, as defined herein.
(c)
Keeping of domestic pets, as defined herein.
(d)
No-impact home-based business, subject to § 245-180.
(e)
Off-street parking and loading, subject to Article XVII.
(f)
Portable on-demand storage (PODS®) units, subject to § 245-178.
(g)
Private garages and storage buildings, subject to § 245-172.
(h)
Private residential swimming pools or sports courts, subject to § 245-172.
(i)
Signs, subject to Article XVIII.
(j)
Temporary construction trailer, model home or sales office, subject to § 245-176.
(k)
Woodpiles, subject to § 245-180.1.

Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.

Community club, subject to § 245-150.
(c)
Day-care center or preschool facility in a church or school, subject to § 245-124.
(d)
Golf course; golf or country club, subject to § 245-127.
(e)
Nursing home, subject to § 245-130.
(f)
Oil and gas wells, subject to § 245-147.
(g)
Planned residential development, subject to Article XIV.
(h)
Oil and gas drilling shallow well site, subject to § 245-147.

Accessory uses:
(a)
Accessory dwelling, subject to § 245-106.
(b)
Family day-care home, subject to § 245-125.

C.
Uses by special exception:
(1)
Principal uses:
(a)
Churches, subject to § 245-118.
(b)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 245-119.
(c)
Public utility building or structure, subject to § 245-153.
(d)
Schools (public or private), subject to § 245-118.
(e)
Temporary use or structure, other than a construction trailer, model home or sales office, subject to § 245-159.
(2)
Accessory uses: none.
§ 245-32 Area and bulk regulations.
In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV:
A.
Minimum lot area:
(1)
Single-family dwelling:
(a)
Without public sewers: one acre (43,560 square feet).
(b)
With public sewers: 0.5 acre (21,780 square feet).
(2)
All other principal uses: one acre (43,560 square feet).
B.
Minimum lot width:
(1)
Single-family dwelling:
(a)
Without public sewers: 120 feet.
(b)
With public sewers: 100 feet.
(2)
All other principal structures: 150 feet.
C.
Maximum lot coverage: 25%.
D.
Minimum front yard: 40 feet.
E.
Minimum rear yard:
(1)
Principal structures: 40 feet.
(2)
Accessory structures: 20 feet.
F.
Minimum side yard:
(1)
Single-family dwellings: 15 feet.
(2)
Principal structures, other than dwellings: 30 feet.
(3)
Accessory structures: 15 feet.
G.
Special yard requirements: See § 245-172.
H.
Permitted projections into required yards: See § 245-173.
I.
Maximum height:
(1)
All principal structures: 2 1/2 stories, but no more than 35 feet.
(2)
All accessory structures: one story, but no more than 20 feet.
