ARTICLE VII

R-3 Medium-Low-Density Residential District

§ 245-38 Purpose.

The purpose of this district is to provide for medium-density single-family development and to provide multifamily housing opportunities in planned residential developments in areas served by public sewers and other public services and to provide for compatible public, semipublic and accessory uses as conditional uses or uses by special exception.

§ 245-39 Authorized uses.

In the R-3 Medium-Low-Density Residential District, only the following uses are authorized:
A. 
Permitted uses:
(1) 
Principal uses:
(a) 
Essential services.
(b) 
Forestry, subject to § 245-179.
(c) 
Oil and gas drilling subsurface facilities.

Public buildings.

Single-family dwelling.

Keeping of domestic pets, as defined herein.
(d) 
No-impact home-based business, subject to § 245-180.
(e) 
Off-street parking and loading, subject to Article XVII.
(f) 
Portable on-demand storage (PODS®) units, subject to § 245-178.
(g) 
Private garages and storage buildings, subject to § 245-172.
(h) 
Private residential swimming pools or sports courts, subject to § 245-172.
(i) 
Signs, subject to Article XVIII.
(j) 
Temporary construction trailer, model home or sales office, subject to § 245-176.
(k) 
Woodpiles, subject to § 245-180.1.

Temporary use or structure, other than a construction trailer, model home or sales office, subject to § 245-159.

§ 245-40 Area and bulk regulations.

In the R-3 Medium-Low-Density Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV:
A. 
Minimum lot area:
(1) 
Single-family dwelling: 0.33 acre (14,520 square feet).
(2) 
Two-family dwellings: 0.5 acre (21,780 square feet) per building; 0.25 acre (10,890 square feet) per dwelling unit.
(3) 
All other principal uses: one acre (43,560 square feet).
B. 
Minimum lot width:
(1) 
Single-family dwelling: 80 feet.
(2) 
Two-family dwelling: 150 feet.
(3) 
All other principal uses: 100 feet.
C. 
Maximum lot coverage: 25%.
D. 
Minimum front yard: 40 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 40 feet.
(2) 
Accessory structures: 20 feet.
F. 
Minimum side yard:
(1) 
Single-family and two-family dwellings: 15 feet.
(2) 
All other principal structures: 30 feet.
(3) 
Accessory structures: 15 feet.
G.

H. 
Permitted projections into required yards: See § 245-173.
I. 
Maximum height:
(1) 
Principal structures:
(a) 
Single-family and two-family dwellings: 2 1/2 stories, but no more than 35 feet.
(b) 
All others: three stories, but no more than 45 feet.
(2) 
All accessory structures: one story, but no more than 20 feet.
