- ESTABLISHMENT OF DISTRICTS
A.
Districts: For the purposes of this ordinance, Spalding County is divided into districts for the purpose of establishing zoning regulations as follows:

AR-2 Rural reserve
3.
A-T Agriculture-Tourism District
4.
R-1 Single-family residential low-density
5.
R-1A Single-family residential
6.
R-2 Single-family residential
7.
R-2A Single-family and two-family residential
8.
R-3 Multiple-family residential
9.
R-4 Single-family residential
10.
R-5 Single-family residential
11.
R-6 Planned residential community
12.
C-1 Highway commercial
13.
C-1A Neighborhood commercial
14.
C-1B Heavy commercial
15.
C-1C Manufacturing light
16.
C-2 Manufacturing
17.
C-3 Used vehicle parts dealers, automobile and truck repair facilities, junkyards, and used vehicle processing facilities
18.
PDD Planned development district
19.
VN Village node district
20.
AAR Active adult residential
21.
PRRRD Planned residential and recreational resort development
22.
O & I Office and institutional district

Overlay districts: In addition, overlay districts apply additional standards to specific areas which may lie within any of the above districts. Those districts are as follows:

S-1 Sensitive land—Flood damage prevention
2.
S-2 Sensitive land—Watershed protection
3.
S-3 Sensitive land—Groundwater recharge protection area
4.
S-4 Sensitive land—Wetlands protection
5.
AKB Arthur K. Bolton Parkway overlay zone
6.
A-O Griffin-Spalding County Airport overlay
7.
TCC Tri-County Crossing overlay
8.
MV Mill Village overlay
9.
NEID North Expressway Improvement overlay

A.
Districts are areas of land within Spalding County to which different development requirements and standards are applied. These differences are intended to promote the separation of incompatible uses, encourage sound land use patterns, and retain the character of the community. Although this ordinance establishes the locations of districts as indicated on the official zoning map, a district may be changed in the future in order to meet changing needs.
B.
In making the decision to change a district, the points contained in section 414 must be followed and applied by the planning and appeals commission as well as the board of commissioners.
