ZONES

§ 157.030 ESTABLISHMENT OF ZONES.

   (A)   For the purposes of this chapter, the unincorporated area of the county is hereby divided into 14 zones and districts designated as follows:
      (1)   F2 Flood Plain Zone.
      (2)   A Agricultural Zone.
      (3)   R1 One-Family Zone.
      (4)   R2 Multi-Family Zone.
      (5)   B1 Neighborhood Business Zone.
      (6)   B2 Rural Business Zone.
      (7)   B3 General Business Zone.
      (8)   I1 Light Industrial Zone.
      (9)   I2 Heavy Industrial Zone.
   (B)   The above zones and districts and the boundaries of such zones and districts are hereby established as shown on the map entitled “Spencer County Zoning Map”, maps 1 through 13, dated May 1, 1978, which accompanies this chapter and is on file in the offices of the County Auditor and the Commission. Said map and all explanatory matter thereon are hereby adopted and made a part of this chapter.
   (C)   Land which may hereafter become unincorporated areas of the county shall be included in the A zone until changed by amendment to this chapter.

§ 157.031 ZONE AND DISTRICT BOUNDARIES.

   (A)   Unless otherwise indicated, the zone boundary lines are land lines, the center lines of streets, parkways, alleys or railroad rights-of-way, or such lines extended. Other lines within blocks are rear or side lot lines, or such lines extended.
   (B)   Where the physical layout existing on the ground varies from the layout as shown on the zoning map, the Zoning Administrator of the Commission shall interpret said map according to the reasonable intent of this chapter.
