INDUSTRIAL ZONE

REGULATIONS

§ 157.105 I1 LIGHT INDUSTRIAL ZONE.

   The following regulations and the regulations contained in §§ 157.003 through 157.017 shall apply to the I1 Light Industrial Zone.
   (A)   Permitted uses.
      (1)   Shall be as shown in Appendix A in this chapter, official Schedule of Uses, including:
      (2)   The following uses or uses of a similar type, provided that, when they are within 100 feet of a lot in a more restrictive zone they shall be conducted wholly within a building, except for off-street loading of delivery vehicles as required in § 157.008.
         (a)   The manufacture, compounding, processing, packaging, or treatment of food products excepting fish and meat products, sauerkraut, vinegar, yeast, and the rendering or refining of fats and oils.
         (b)   The manufacture of pottery or figurines or any other similar ceramic products, using only previously pulverized clay and kilns fired only by electricity or gas.
         (c)   Automobile assembly, painting, upholstering, rebuilding, reconditioning, truck repair or overhauling, tire retreading or recapping, and battery manufacturing.
         (d)   Blacksmith shops, the manufacturing of machine tools, manufacturing of machinery, including agricultural, electrical machinery or equipment, office or store machines, equipment or supplies and the like, machine shops.
         (e)   Foundries, casting light weight, non-ferrous metals not causing noxious fumes or odors.
         (f)   Animal hospitals or kennels.
         (g)   Chick hatcheries.
         (h)   Underground storage of fuel oil, liquefied petroleum gas and gasoline in amounts not to exceed 120,000 gallon capacity.
      (3)   The following uses or uses of a similar type, provided the operations are carried on completely within the buildings or an area enclosed with dense screen plantings or a six foot, solid fence.
         (a)   Auto wrecking.
         (b)   Bleaching or dyeing.
         (c)   Body or fender works.
         (d)   Breweries or liquor distilleries.
         (e)   Stone cutting.
         (f)   Storage, sorting, collection, or baling of rags, paper, metal, or junk.
      (4)   Advertising devices shall be permitted provided they shall be erected in accordance with the provisions of §§ 157.135 through 157.137.
   (B)   Height.
      (1)   Maximum height. The maximum height of structures shall be the same as required in B3 Zone § 157.092, provided that no building or structure nor the enlargement of any building or structure shall be hereafter erected or maintained to exceed the height requirements of an adjacent R zone when such building or structure is within 150 feet of said adjacent R zone.
      (2)   Exceptions. Exceptions to height regulations are provided for in § 157.120.
   (C)   Yards.
      (1)   Front yard. Same as required in § 157.065(C)(2).
      (2)   Side yards. Same as required in § 157.090(C)(2).
      (3)   Rear yard. Same as required in § 157.090(C)(3).
      (4)   Exceptions. Exceptions to yard regulations are provided for in § 157.121.

§ 157.106 I2 HEAVY INDUSTRIAL ZONE.

   The following regulations and the regulations contained in §§ 157.003 through 157.017 shall apply in the I2 Zone.
   (A)   Permitted uses. As shown in Appendix A of this chapter, official Schedule of Uses or uses of a similar type, provided where they are within 150 feet of a residential zone or area or business zone they shall be contained wholly within a building or within an area enclosed on all sides with a solid wall, compact evergreen screen or uniformly painted board or metal fence which shall not allow any stored material to be viewed from the opposite side of any immediately adjacent street by a line of sight, the origin of which shall not be less than six feet; except for the off-street parking and loading of delivery vehicles which are incidental thereto as required in § 157.008. Any use allowed in I1 Zone, § 157.105(A)(2)(b),(c) and (4) may be permitted.
   (B)   Height, yard, and area regulations. Same as I1, § 157.105, divisions (A)(2) and (3).
