Sec.ion 10.00.- Establishment.]

There shall be established in the Village of Stickney a light industrial district consisting of lots which are located partially or wholly within the area designated as the industrial district on the zoning map.

Section 10.01. - Permitted uses.

The following uses are permitted in light industrial districts:

Accessory uses as defined in this ordinance which are incidental to the conduct of a permitted use

Animal hospitals

Animals pounds

Arcade, archery ranges, shooting galleries

Automobile diagnostic centers and clinics

Automobile driving schools

Automobile laundries

Automobile service stations

Automobile undercoating service

Bakeries employing five or more persons or making baked goods for sale off premises

Banks and other financial institutions

Bars, taverns, cocktail lounges and package liquor stores

Bookbinding

Building materials sales, storage and millwork

Cartage and express facilities

Christmas tree sales lots during the month of December, including the use of a temporary structure or trailer for sales office

Cold storage plants

Contractors or construction offices and shops such as building, cement, electrical, ventilating, heating, masonry, painting, air conditioning, plumbing, refrigeration and roofing providing that outside storage of material was screened by a solid wall or uniformly painted fence at least eight feet high

Dry cleaning and laundry establishments employing less than five persons, which use only nonflammable solvents in the cleaning process

Dry cleaning establishments

Dyeing and rug cleaning establishments

Electrical appliances, assembly or storage of

Financial institutions

Frozen food lockers

Public and private garages, including body painting and repairing

Garages, automobile repair, not including body repairing and painting

Manufacture and processing of cutlery, rivets, edge tools, bolts, nuts, washers, rivets, refrigerators, refrigeration equipment, clocks, watches, lighting fixtures, and equipment, bed springs, furniture, wooden boxes, caskets, wood products, cabinets, abrasives, cosmetics, perfumes, drugs, clay (except brick or tile), metal or plastic, or glass products

Manufacturing, fabricating, assembly, for repairing, storing and cleaning, servicing and testing of goods, wares and merchandise carried on in such a manner as not to be injurious or offensive by reason of the emission or creation of noise, vibration, smoke, dust, or other particulate matter, toxic or noxious matter, odor, glare, or heat, fire or explosive hazards, providing that no activities include the storage, use or manufacture of materials or production of which decompose by detonation

Manufacturing, storing of merchandise from cork, metal, fiber, paper products, leather production (exclusive of tanning or tanneries), precious or semi-precious stones

Section 10.02. - Special uses.

The following special uses are permitted in a light industrial district:

Airport and restricted landing areas

Adult uses

Antique stores

Auditorium and arenas

Automobile race tracks

Drive-in facilities for banks and other financial institutions

Cement

Clubs, lodges, fraternal or religious

Horse race tracks

Hospitals, sanitariums and nursing homes, not including institutions for the care and treatment of the insane, feebleminded, retarded, alcoholic or drug addict patient

Manufacturing or fabricating, assembly, disassembly, repairing, storing, cleaning, servicing and testing of goods, wares and merchandise within completely enclosed buildings or out-of-doors screened by a solid wall or uniformly painted fence of at least six feet in height

Mobile home parks

Racetrack and raceways

Radio and transmission towers.

Section 10.03. - Use restriction.

No land use which is listed herein as a special use in the heavy industrial district shall be permitted in the light industrial district.

Section 10.04. - Fuel restriction.

No manufacturing of any kind shall be allowed within the light industrial district unless all heating or heat treatment for said manufacturing shall be fired by gas, oil, electricity.

Section 10.05. - Operational restrictions.

All operations conducted in a light industrial district, including loading and unloading, storage, manufacture, processing or assembling or materials for products, shall be carried on entirely within a building and in a manner not injurious to the occupants of the building or the occupants of adjacent premises by reason of the emission of odor, fumes, gases, dust, smoke, noise or vibrations.

Section 10.06. - Height limitation.

No building shall exceed 45 feet or three stories in height, whichever is greater.

Section 10.07. - Rear yard.

There shall be a rear yard of not less than ten percent of the depth of any lot, provided that such rear yard shall not be required to exceed ten feet in depth.

Section 10.08. - Side yard.

A side yard, if provided, shall not be less than three feet wide, except when it is adjacent to a single-family district, or lot on which there is a single-family dwelling, in which case the side yard shall not be less than six feet wide.

Section 10.09. - Intensity.

In the light manufacturing district, no building, together with accessory buildings, shall occupy more than 90 percent of any lot.
