Purpose. The purpose of the Traditional Neighborhood (TN) district is to provide for a mix of low to medium-density housing types on small to medium-sized lots. Developments within TN generally have a pre-suburban development pattern with smaller lots, smaller setbacks, and shorter blocks. Large apartment developments with a large land area devoted to parking would not be compatible with this district.

Purpose. The purpose of the Neighborhood Transition (NT) district is to provide both residential and small-scale non-residential uses. The district is intended to accommodate small-scale retail and personal service activities that are supportive and desirable residential uses within the district. Developments within NT tie pedestrian and auto-oriented development patterns so pedestrian connectivity is essential. Street parking and continuous building frontages are very important in the NT district to create a pleasant experience for people who traverse the area on foot. Purpose. The purpose of the Neighborhood Transition (NT) district is to provide both residential and small-scale non-residential uses. The district is intended to accommodate small-scale retail and personal service activities that are supportive and desirable residential uses within the district. Developments within NT tie pedestrian and auto-oriented development patterns so pedestrian connectivity is essential. Street parking and continuous building frontages are very important in the NT district to create a pleasant experience for people who traverse the area on foot. The district regulations encourage walkable site designs and ensure compatibility of nonresidential and residential environment, minimizing the generation of additional noise, traffic, odor, fumes, or other objectionable conditions.

Purpose. The purpose of the Gateway Overlay (G-O) is to enhance the aesthetic appeal of frontages at important gateways into the City.
Permitted Uses. Developments within G-O are subject to the use permissions of its base zoning district as denoted in Table 30-24, Use Table, and all applicable use standards described in Article III, Land Uses, except for the uses within the following use categories (refer to Division 3.2, Use Categories), which shall be permitted by right regardless of the base zoning district:
