In order to carry out the provisions of this title, there are hereby created and established in the Town the following classifications for zoning districts:

Agriculture-Residential District A-R-1

Agricultural-Residential-Duplex A-R-2

Commercial District C-1

Commercial District C-2

Industrial District I-1

   A.   Official Zoning Map: The boundaries and zoning classifications of districts hereby established are as shown on the Official Zoning Map for Thayne, Wyoming, dated December 12, 1983, as adopted or amended after public hearings by the Town Council. Such maps and all notations, references, data and other information shown thereon are, by reference, hereby made a part of this title.

   B.   Boundary Lines: The zoning district boundary lines are intended generally to follow the block or lot lines, all as shown on the Zoning Map; but where a boundary line does not follow such a line, its position is shown on said Zoning Map by specific dimension expressing its distance from a street line or other boundary line as indicated.

   C.   Uncertainty: In the case of uncertainty as to the true location of a boundary line, the determination thereof shall be made by the Board of Adjustment.

Except as hereinafter otherwise provided:

   A.   No building or structure, or part thereof and no lot or land or part thereof shall hereafter be used, except in conformity with the use regulations herein prescribed.

   B.   No building or structure or part thereof shall hereafter be erected, structurally altered, enlarged or rebuilt except in conformity with the lot dimension, yard coverage, height and density regulations herein prescribed for the district in which such building or structure is located.

   C.   No yard or other open space provided about any building for the purpose of complying with the provisions of this title shall be considered as providing a yard or other open space for any other building.

The purpose of the landscaping requirements in this article shall be to bring relief from heat, noise and glare through proper placement of green plants and trees, and to enhance, conserve and stabilize property values by encouraging pleasant and attractive surroundings.

   A.   Landscaping Defined: Landscaping shall mean some combination of planted trees, shrubs, vines, ground cover, flowers or lawns. In addition, the combination or design may include rock and such structural features as fountains, pools, art works, screens, walls, fences or benches, but such objects alone shall not meet the requirements of this section. The selected combination of objects for landscaping purposes shall be arranged in a harmonious manner.

   B.   Maintenance: Required landscape areas shall be maintained in a neat, clean, orderly and healthful condition. This is meant to include proper pruning, mowing of lawns, weeding, removal of litter, fertilizing, replacement of plants, when necessary, and the regular watering of all plantings.
