SECTION 12

- HEIGHT REGULATIONS

12-100. No building or structures shall be located, erected or altered so as to exceed the height limit hereinafter specified for the district in which the building is located.

(12-101) 

In the following zoning
districts: 		The maximum height of buildings

and structures shall be:
(1)  A, Agricultural district Three (3) stories except as noted in 12-102 following
(2)  SF-1, Single-Family Dwelling District—1; SF-2, Single Family Dwelling District—2; SF-3, Single-Family Dwelling District—3; SF-4, Single-Family Dwelling District—4 Two (2) stories with a maximum height of thirty (30) feet, except as noted in 12-102 following
(3)  D, Duplex Two-Family Dwelling district Two and one-half (2½) stories except as noted in 12-102 following
(4)  TH, Townhouse Two (2) stories except as noted in 12-102 following
(5)  MF-1, Multiple-Family Dwelling district—1 Two (2) stories except as noted in 12-102 following
(6)  MF-2, Multiple-Family Dwelling district—2 Two (2) stories except as noted in 12-102 following
(7)  MF-3, Multiple-Family Dwelling district—3 Three (3) stories except as noted in 12-102 following
(8)  MF-4, Multiple-Family Dwelling district—4 To be established by special provisions of amending ordinance
(9)  MH, Mobile Home district Two (2) stories except as noted in 12-102 following
(10)  P, Parking district Two (2) stories except as noted in 12-102 following
(11)  O-1, Office district
O-2, Office district 		Two (2) stories
Six (6) stories
(12)  NS, Neighborhood Service district Two (2) stories except as noted in 12-102 following
(13)  SC, Shopping Center district Two (2) stories except as noted in 12-102 following
(14)  GR, General Retail district Two (2) stories except as noted in 12-102 following
(15)  LC, Light Commercial district Six (6) stories
(16)  HC, Heavy Commercial district Ten (10) stories
(17)  I, Industrial district Ten (10) stories
(18)  PD, Planned Development district To be established by special provisions of amending ordinance
(19)  Business Park district Limited only by the maximum height for structures established by the Federal Aviation Administration (FAA)

(12-102) Special height restrictions. In the districts where the height of the buildings is restricted to two (2), two and one-half (2½) or three (3) stories, cooling towers, roof gables, chimneys and vent stacks may extend for an additional height not to exceed forty-five (45) feet above the average grade line of the building. Water stand pipes and tanks, church steeples, domes and spires and school buildings and institutional buildings may be erected to exceed two (2) stories in height, provided that one (1) additional foot shall be added to the width and depth of side and rear yards for each foot that such structures exceed two (2) stories in height.
