CHAPTER 8

INDUSTRIAL DISTRICTS

9-8A-1: PERMITTED USES:

Any building or premises within the light industrial district shall be used only for the following purposes:
Compounding, processing, and blending of chemical products.
General, administrative, research data processing offices.
Machine shops and metal products manufacture, and tool and die shops.
Processing and assembling of lightweight products.
Required off street parking.
Research laboratories.
Signs, subject to chapter 11 of this title.
Special uses, subject to the provisions of chapter 2, article B of this title.
Storage warehouses for a specific business enterprise, but not including commercial storage for hire.
Accessory buildings incidental to the foregoing. (Ord., 5-13-1968)

9-8A-2: BUILDING HEIGHT:

No building shall hereafter be erected or altered to exceed fifty feet (50') in height. (Ord., 5-13-1968)

9-8A-3: BULK REQUIREMENTS:

   A.   Building Setback: No building, or any part thereof, shall be hereafter erected, altered, or relocated so that average part of said building shall be less than forty seven feet (47') from the centerline of an established thirty three foot (33') right of way line of any type of roadway.
   B.   Yards: Each principal building shall have a side yard on each side, the total width of both side yards to be not less than forty feet (40'), with a minimum side yard of fifteen feet (15'). Each building shall have a rear yard of not less than twenty five feet (25') in depth.
   C.   Lot Coverage: No building in the I-1 light industrial district, which, taken together in area with its accessory building, shall occupy more than fifty five percent (55%) of the lot or tract. (Ord., 5-13-1968)

9-8A-4: PARKING REGULATIONS:

Each light industrial district site shall provide a parking area containing not less than one hundred (100) square feet of space for each employee. If the location of the site shall be on a thirty three foot (33') improved roadway, as provided in this district, the provisions in regard to such roadway and establishment of easements shall apply. If the site shall front upon any other permitted roadway, local regulations as to parking shall control in such areas. (Ord., 5-13-1968)

9-8A-5: STANDARDS:

All buildings, structures, and uses in the light industrial district shall comply with the following regulations:
   A.   No building shall be used for residential purposes.
   B.   No retail sales or services shall be permitted, except as incidental or accessory to a principal and permitted use.
   C.   All operations, activities and storage shall be conducted or maintained wholly inside enclosed buildings.
   D.   No noise from the operations (other than that emanating from vehicular traffic), either continuous or intermittent, shall be detectable at the boundary line of any residential district.
   E.   No toxic matter, noxious matter, smoke or gas, and no odorous or particulate matter detectable beyond the lot lines shall be emitted.
   F.   No vibrations shall be detectable beyond the lot lines.
   G.   No glare or heat shall be detectable beyond the lot lines.
   H.   Exterior lighting fixtures shall be shaded wherever necessary to avoid casting direct light upon any residential district or into public streets or parks.
   I.   No fuel except electricity, oil, or gas shall be used.
   J.   The storage or use of chemicals, either solid, liquid or gas, shall be subject to the following conditions:
      1.   The storage, utilization, or manufacture of materials or products ranging from incombustible to moderate burning is permitted.
      2.   The storage, utilization, or manufacture of materials or products ranging from free to active burning is permitted, provided the following condition is met: Said materials or products shall be stored, utilized or manufactured within completely enclosed buildings having incombustible exterior walls and protected throughout by an automatic fire extinguishing system.
      3.   The manufacture of flammable materials which produce explosive vapors or gases is prohibited.
   K.   No raw materials shall be processed into any of the following basic products: metals of any kind, glass, plastics, textiles, leather, or paper.
   L.   All premises shall be furnished with all weather surface walks, and except for parking areas, grounds shall be planted and landscaped. (Ord., 5-13-1968)

9-8B-1: PURPOSE:

The heavy industrial district is designed primarily to permit administrative, industrial, and other related activities which do not in any way detract from the character of the city and which are not permitted in the light industrial district, and to restrict such activities to an area of low lying terrain located adjacent to heavily traveled transportation routes but in proximity to residential areas. All of the restrictions in this article are imposed to protect and foster the aforementioned residential character of the city. (Ord., 5-13-1968)

9-8B-2: PERMITTED USES:

Permitted uses within the I-2 heavy industrial district are:
Auto dismantling and storage of junk.
Building material and fuel yards.
Bulk oil and gasoline storage.
Contractor plant, including storage yards.
Feed, flour and grain storage.
Fertilizer processing and manufacturing plants.
Other industrial and manufacturing uses meeting all requirements of this article and all applicable ordinances.
Rubber and other manufacturing plants.
Special uses, subject to the provisions of chapter 2, article B of this title.
Warehouse and storage plants. (Ord., 5-13-1968)

9-8B-3: BUILDING HEIGHT:

No building shall hereafter be erected or altered to exceed one hundred feet (100') in height. (Ord., 5-13-1968)

9-8B-4: BULK REQUIREMENTS:

   A.   Lot Size: No building site shall be less than one acre overall.
   B.   Building Setback: No building, or any part thereof, shall be hereafter erected, altered, or relocated so that any part of said building shall be less than fifty seven feet (57') from the centerline of an established thirty three foot (33') right of way, as measured from back of curb to back of curb, or forty feet (40') from the right of way line of any other type of roadway.
   C.   Yards: Each principal building shall have a side yard on each side, the total width of both side yards to be not less than fifty feet (50'), with a minimum side yard on either side of fifteen feet (15'). Each principal building shall have a rear yard of not less than twenty five feet (25') in depth.
   D.   Street Frontage: Each building site shall have a minimum street frontage of one hundred fifty feet (150').
   E.   Lot Coverage: No building which, taken together in area with its accessory buildings, shall occupy more than fifty five percent (55%) of the lot or tract provided. Where a tract is improved with an existing building or structure, the structure or building shall not be deemed to be nonconforming unless it occupies in excess of seventy five percent (75%) of the tract, and any such existing structure or building may be enlarged and additional buildings may be erected, provided such addition shall not, when added to the existing building or structure, occupy more than seventy five percent (75%) of the tract.    H.   All premises shall be furnished with all weather surface walks, and except for parking areas, grounds shall be planted and landscaped. (Ord., 5-13-1968)
   I.   All operation and production activities shall be conducted or maintained wholly inside an enclosed building. Where open storage is used, the area should be effectively screened from view by a decorative solid wall or fence, or dense evergreen planting of sufficient height to block the view of the storage area from any public street, public park or residential district.
