ARTICLE XIII

"NU" Non-Urban District

Section 405.520 General Purpose and Description.

The "NU" Non-Urban District shall be areas within the City limits of Union, Missouri, which locations relate to non-urban activities; and also encompasses areas where specific potential development patterns have not been identified or where significant non-urban uses have been established.

Section 405.525 Permitted Uses.

The permitted uses in the "NU" Non-Urban District shall be as set out in Appendix A of this Title.

Section 405.530 Conditional Uses.

The conditional uses in the "NU" Non-Urban District shall be as set out in Appendix A of this Title.

Section 405.535 Lot Area, Yard and Density Requirements.

A. 
All uses in the "NU" Non-Urban District shall conform to the following standards:
1. 
Minimum lot size of five (5) acres.
2. 
Maximum structural height of three (3) stories or thirty-five (35) feet.
3. 
Front yard setback of seventy-five (75) feet.
4. 
Side yard setback of twenty-five (25) feet.
5. 
Rear yard setback of fifty (50) feet.
6. 
Any lot or tract of record on the effective date of this ordinance, which contains less than five (5) acres, may be used as a site for one (1) single-family dwelling together with customary accessory structures and uses.

Section 405.540 Accessory Land Uses and Developments.

No new lots shall be created of less than five (5) acres in area. Lots of less than five (5) acres in area, created for the above uses, shall not be used for any other use. In the event the permitted use terminates, the lot shall be established as common ground for an adjacent development or combined with an adjacent parcel or parcels by means of a boundary adjustment. Prior to the approval of a subdivision record plat creating a lot of less than five (5) acres, a deed or other legal instrument must be approved by the Planning and Zoning Commission and recorded with the Franklin County Recorder of Deeds, which guarantees the required transfer of the property in the event the permitted use is terminated. Section 405.545 Supplemental Regulations.

Supplemental regulations shall be as permitted in Article XVI of this Chapter.

Section 405.550 Sign Regulations.

Signs shall be as permitted in Article XVIII of this Chapter.

Section 405.555 Off-Street Parking Requirements.

Off-street parking facilities shall be provided as required in Article XIX of this Chapter.
