Dimensional Requirements
§ 200-37 General dimensional regulations.
A.
District regulations. The regulations for each district pertaining to minimum lot area, minimum lot width, minimum required yards, maximum building height, maximum lot coverage, and minimum dwelling unit size shall be as specified in Table of Dimensional Requirements (§ 200-45)[1] which follows, subject to any further applicable provisions of this chapter.

B.
Required area or yards. No space necessary under this chapter to satisfy the area, yard or other open space requirements in relation to any building or use, whether now or subsequently built or occupied, shall be counted as part of a required open space in relation to any other lot or building.
C.
Projections in yards. Every part of a required yard shall be open from its lowest part to the sky unobstructed, except for the ordinary projections of sills, cornices, pilasters, chimneys, eaves, balconies and ornamental features, provided that no such projections may extend more than three feet into any required yard.
D.
Special regulations for BRB Business/Residential Buffer Districts.
(1)
Limited exemption for existing structures. Yard requirements shall not apply to a lot occupied by a principal structure existing on the date this zoning district is applied to the properties.
(3)
Design standards. All proposed structures and any modifications to existing structures for uses subject to site plan approval shall be designed and constructed to maintain the residential character of the site.
E.
Special regulations for InB Industrial District. Notwithstanding any other provision of this chapter, the lot and structure dimensional requirements set forth in Table of Dimensional Requirements (§ 200-45) shall not apply to bulk petroleum storage tanks. Bulk petroleum storage facilities shall conform to the New York State Bulk Petroleum Storage Code, National Fire Protection Association (NFPA), American Petroleum Institute (APOI) and other applicable and/or appropriate industry standards, including, but not limited to, those relating to lot size and setback requirements and secondary containment volumes.
§ 200-38 Lot area and lot width regulations.
Required lot area and width. The lot area and the lot width required for any district shall be as specified in the Table of Dimensional Requirements (§ 200-45).[1]

§ 200-39 Front yard regulations.
A.
No garage or other accessory building shall be erected or placed within the front yard of any property.
B.
Front yard exceptions. Where front yards in any district have been established for more than 50% of the frontage in any block at a depth greater than the minimum required for the district, the depth of required front yards shall be increased to comply with such established average depth. In no case shall the depth of the required front yard be less than that specified for the district in which it is located.
C.
Frontage on public street. No dwelling shall be erected on a lot which does not have at least 60 feet of frontage on a public or private street.
D.
Required front yards. The depth of a front yard required for any district shall be as specified in the Table of Dimensional Requirements (§ 200-45).[1]

E.
Only one front yard is required to comply with the minimum depth requirement, which shall be that yard abutting the more primary street as determined by the driveway address.

§ 200-40 Side yard regulations.
A.
Side yards required.
(1)
There shall be two side yards provided with dimensions specified in the Table of Dimensional Requirements (§ 200-45).[1]

(2)
Where both total side yards and individual side yard minimums are indicated in the Table of Dimensional Requirements, there shall be two side yards with a total depth as indicated, neither of which may be less than the depth indicated for one side yard.
§ 200-41 Rear yard regulations.
Required rear yards. The rear yard required for any district shall be as specified in the Table of Dimensional Requirements (§ 200-45).[1]

§ 200-42 Height regulations.
Height exceptions. The height limitations of this chapter shall not apply to: church spires, belfries, cupolas and domes not for human occupancy; monuments, observation towers, transmission towers, chimneys, smokestacks, derricks, flagpoles, radio towers, masts and aerials, ventilators, skylights and water tanks; and necessary appurtenances usually carried above roof levels. Such features, however, shall be erected only to such height as is necessary to accomplish the purpose they are to serve, and for each foot by which the height permitted in the district is exceeded, the front, side and rear yards required by the district shall be increased an additional foot.
§ 200-43 Lot coverage regulations.
A.
Lot coverage for a gasoline service facility. Lot coverage, as it pertains to fuel stations and car washes, shall also include the lot area covered by canopies, parking areas, and pump islands and shall exclude the lot area covered by light poles, sign standards and fences.
B.
Maximum lot coverage permitted. No more than the percentage of the area of the lot indicated for each district in the Table of Dimensional Requirements (§ 200-45)[1] may be covered. This coverage percentage shall include all buildings and structures. Parking spaces, aisles and parking lots are not included.

§ 200-44 Minimum residential dwelling unit sizes.
Required minimum residential dwelling unit sizes. The minimum residential dwelling units sizes required for any district shall be as specified in the Table of Dimensional Requirements (§ 200-45).[1]
