Residential District R
To provide and protect areas for low density, single-family residences while permitting the limited establishment of public and quasi-public uses which serve the requirements of households.
The Residential District includes any parcels currently zoned Residential at the time of adoption of this Section. The zone can be expanded to properties located North of State Route 9 and has had a wastewater feasibility study from the Southwest Department of Health allowing for lots of 12,000 square feet.

Uses contained in this Chapter flow directly from Chapter 30 - Zones and Uses. In the event of a conflict, Chapter 30 verbiage is the principal deciding factor. Uses fall into one of four categories, namely Permitted, Permitted with Conditions, Conditional Use, and Prohibited.

The following uses are prohibited:
A.
Short-Term Rentals.

No building may exceed twenty-five feet (25').

The following dwelling standards apply to parcels of less than one acre:
A.
Dwellings in the residential zone shall not exceed a size greater than 4,800 square feet of living area, or 15% of the parcel, whichever is greater.
B.
The parcel shall be permitted a single septic tank, which has a maximum capacity of 2,000 gallons.
C.
The parcel shall be permitted no more than a single culinary water connection of 3/4 inch.

Buildings shall have a minimum side setback of eight feet (8'), and a total of the two (2) side setbacks shall be twenty feet (20'). All accessory buildings shall have a side setback of at least ten feet (10').
