- COMPLIANCE AND ZONING PERMIT
No structure, land, or water shall hereafter be used and no structure or part thereof shall hereafter be located, erected, moved, reconstructed, extended, enlarged, converted, or structurally altered without a zoning permit except minor structures specifically excepted from zoning permits, and without full compliance with the provisions of this ordinance and all other applicable local, county and state regulations.
Applications for a zoning permit shall be made in duplicate to the zoning inspector on forms furnished by the zoning inspector and shall include the following where applicable:
Names and addresses of the applicant, owner of the site, architect, professional engineer, and contractor.
Description of the subject site by lot, block, and recorded subdivision; address of the subject site; type of structure; existing and proposed operation or use of the structure or site; number of employees; and the zoning district within which the subject site lies.
Plat of survey prepared by a registered land surveyor showing the location, boundaries, dimensions, elevations, uses, and size of the following: Subject site; existing and proposed structures; existing and proposed easements, streets, and other public ways; off-street parking loading areas and driveways; existing highway access restrictions; existing and proposed street, side, and rear yards. In addition, the plat of survey shall show the location, elevation, and use of any abutting lands and their structures within 40 feet of the subject site.
Proposed sewage disposal plan if municipal sewerage service is not available. The plan shall be approved by the village engineer who shall certify in writing that satisfactory, adequate, and safe sewage disposal is possible on the side as proposed by the plan in accordance with applicable local, county and state board of health restrictions.
Proposed water supply plan if municipal water service is not available. This plan shall be approved by the village engineer who shall certify in writing that an adequate and safe supply of water will be provided.
Additional information as may be required by the village planning commission; village engineer; zoning, building, plumbing or health inspectors.
A fee receipt based upon the dollar amount of the improvements as follows:
Zoning permits shall be granted or denied in writing by the zoning inspector within 30 days. The permit shall expire within six months unless substantial work has been made by that date on the construction or alteration authorized therein. A zoning permit may be renewed without fee upon review by the zoning inspector before it becomes void.

The application for any structure in excess of 140 square feet must reflect that such structure will be erected on a permanent concrete foundation or concrete slab. Where such structure is to be removed from a site other than the construction site, the application must include photographs showing the front and side views of the structure, the exact location of the structure so it may be inspected prior to its removal from the transfer to the construction site; in the event such structure is outside the village limits, an additional inspection fee and mileage fee shall be paid at the time of application.

If an applicant is denied a zoning permit by the zoning inspector for the sole reason that a plat of survey by an Illinois-registered land surveyor was not made a part of the application, and the applicant feels that his application otherwise meets all the plat requirements specified by this section, the applicant has an automatic right of appeal to the zoning board of appeals to request a waiver of the requirement of a plat of survey by an Illinois-registered land surveyor.
Special appeal forms for this sole purpose are available at the village office. Such an appeal to the zoning board of appeals requesting a waiver of the requirement of a plat of survey by an Illinois-registered land surveyor must comply with the requirements specified in section 10.6.
