APPENDIX PDO-7

- SALTAIRE PUD OVERLAY DISTRICT PDO-7

Parcel 1: Lot 33, less the East 500 feet of said Lot 33, in Section 34, Township 2 South, Range 20 West, according to the map of Santa Rosa Plantation filed in Plat Book 2 at Page 4 of the public records of Walton County, Florida, less the portion thereof for road right-of-way as more particularly described in deed recorded in Deed Book 76, Page 481 and order of taking recorded in Official Records Book 2102, Page 369 of the said public records.

Parcel 2: Lot 34, less the East 500 feet thereof, in Section 34, Township 2 South, Range 20 West, according to the map of Santa Rosa Plantation filed in Plat Book 2 at Page 4 of the public records of Walton County, Florida, together with a 35 foot easement lying along the North line of said Lot 34, running from Moll Road, for the purpose of ingress and egress.

Parcel 3: The Lots 35 and the East half of Lot 36, in Section 34, Township 2 South, Range 20 West, according to the map of Santa Rosa Plantation filed in Plat Book 2 at Page 4 of the public records of Walton County, Florida, less and except the South 40 feet of said East half of Lot 36.

The North 40.00 feet of the West half of lot 36 Santa Rosa Plantation subdivision of Section 34, Township 2 South, Range 20 West, as recorded in Plat Book 2, Page 4 of the public records, Walton County, Florida.

A.

Permitted Uses: The property covered by this overlay district contains more than one zoning district designation (Small Neighborhood and VMU). As allowed by Comprehensive Plan Policy L-1.19.1, the PUD overlay district may include all of the uses allowed in those districts but may not exceed the total allowable densities and intensities for each of those uses.

B.

Regulatory Conditions Pertaining to the Development Plan are as specifically described in the following:

a.

Walton County Board of County Commissioners Final Order for the Saltaire (FKA Rosa Del Mar) Amended Conceptual PUD and Master Plan as approved on January 28, 2021.

b.

Walton County Planning and Development Services Division Staff Report dated March 11, 2021, and;

c.

Walton County Comprehensive Plan and Land Development Code for development standards not otherwise specifically covered in the above described documents.

C.

Saltaire Conceptual PUD Master Plan Map: is available on file.
