26 LOT LINE ADJUSTMENTS
§ 17.26.010 Purpose.
The purpose of this chapter is to provide a method for summary approval of lot boundary adjustments which do not create any additional lot, tract, parcel, site or division, while ensuring that such lot boundary adjustment satisfies public concerns of health, safety, and welfare.

§ 17.26.020 Application for approval of lot boundary adjustment.
Anyone seeking an approval by the planning commission of a lot boundary adjustment shall file an application for a lot lien adjustment. All applications for lot boundary adjustments shall contain the following:
A.
A plan showing the proposed change and containing standard survey data;
B.
A plat plan, as appropriate, showing the location and dimensions of existing structures in relation to the proposed lot boundary adjustment;
C.
A legal description of the property involved both before the proposed lot boundary adjustment and after the lot boundary adjustment if it is approved; and
D.
The names and addresses of the owner(s) of the property involved.

§ 17.26.030 Criteria for approval.
The planning commission shall approve an application for a lot boundary adjustment if it is determined that:
A.
No additional lot, tract, parcel, site or division will be created by the proposed adjustment;
B.
No lot is created which contains insufficient area and dimensions to meet the minimum requirements for development as calculated under the development standards of the zone in which the lots affected are situated, unless provided for elsewhere in this title;
C.
No lot is created which does not have adequate drainage, water supply and sanitary sewage disposal, and access for vehicles, utilities and fire protection;
D.
The lot boundary adjustment is consistent with applicable provisions of this title.

§ 17.26.040 Appeals.
Appeals may be made as outlined in Chapter 17.16.
