CHAPTER 19

12 DISTRICTS

19.12.010: CLASSIFICATIONS:

All property within the City is divided into zoning districts as follows:
   FE (Single-Family Estate) District
   R-1 (Single-Family Residential) District
   R-2 (Two- To Four-Family Residential) District
   R-3 (Multiple Dwelling Residential) District
   C-1 (Suburban Office) District
   C-2 (Restricted Commercial) District
   C-3 (Neighborhood Shopping) District
   C-4 (General Business) District
C-5 (South End/Industrial Business) District
   PUD (Planned Unit Development) District
   SPUD (Simplified Planned Unit Development) District
   CC (Community Conservation) District
   TC-CC (Town Center Revitalization) District

19.12.020: MAP:

The boundaries of these zoning districts shall be set forth on the City zoning map and shall be made a part of this title, including all notations, references, and other matters. The map shall be used solely for the purpose of this chapter and shall be kept in the Office of the City Clerk. (Ord. 832 §1, 1997)

19.12.030: BOUNDARY INTERPRETATION:

Where uncertainty exists, with respect to the boundaries of any of the districts as shown on the City zoning map, the following rules shall apply:
A.   Where district boundaries are indicated as approximately following the centerlines of streets or highways, street lines or highway right-of-way lines, such lines shall be construed to be the boundaries.
B.   Where district boundaries are indicated as approximately following the lot lines, such lines shall be construed to be the boundaries.
C.   Where district boundaries are indicated as approximately parallel to the centerlines of streets or highways, street lines, or highway right-of-way lines, such boundaries shall be construed as being parallel thereto at such scaled distances.
D.   Where district boundaries follow a railroad line, such boundaries shall be deemed to be located on the closest easement line, which shall completely include or exclude the railroad easement unless otherwise designated. (Ord. 832 §1, 1997)

19.12.040: GENERAL DESCRIPTION:

The City Council shall instruct the Planning Commission to study and make recommendations concerning the use of undeveloped land in accordance with the Comprehensive Plan. Upon receipt of such recommendations, the City Council shall, after public hearings, place the land in a zoning district. (Ord. 832 §1, 1997)

19.12.050: VACATED PROPERTY:

Whenever any street, alley, or other public easement is vacated, such vacated property shall assume the zoning district designation of the land to which it becomes a part. (Ord. 832 §1, 1997)

19.12.060: ANNEXED AND UNPLATTED LANDS:

All annexations of land and unplatted areas of land in the City shall initially be placed in an R-1 District. (Ord. 832 §1, 1997)
