General Industrial GI Districts
§ 175-24 Permitted structures and uses.
In General Industrial GI Districts, only the following structures and uses shall be permitted:
A.
All structures and uses, except the following which are specifically prohibited:[1]
(1)
Any use of land or building which creates any dangerous, injurious, noxious or otherwise objectionable fire, explosive, radioactive or other hazard; noise or vibration; smoke, dust, odor or other form of air pollution; heat, cold, dampness or movement of air; electrical or other disturbance; glare; liquid or solid refuse or wastes; a condition conducive to the breeding of rodents or insects; or other substance, condition or element in a manner or amount as to adversely affect the surrounding area.

Residential uses.
(3)
Trailer courts.
(4)
Junkyards, automobile graveyards and disassembly plants.
§ 175-25 District regulations.
In General Industrial GI Districts, all structures and uses shall be subject to the following regulations:
A.
Minimum lot size. There shall be no minimum lot area or width.
B.
Percentage of lot coverage. All structures, including accessory structures, shall cover not more than 50% of the area of the lot.
C.
Yards.

(1)
Front yards. Each lot shall have a front yard with a minimum depth of 40 feet, except that if there are principal structures fronting on the same street within 300 feet of either or both of the side lines of the lot, the front yard depth shall be equal to the average of the setbacks of the nearest of such structures on each side or to the average of such setback and 40 feet if there is such a structure on one side only, but not less than 20 feet in any case.

Rear yards. There shall be a rear yard not less than 40 feet deep.
(3)
Side yards. Each lot shall have two side yards with a total width of not less than 20 feet, neither one of which may be less than eight feet in width at the front and rear building line. When a lot less than 70 feet in width exists in separate ownership on the effective date of this chapter, the total width of the two side yards may be reduced by one foot for each foot of lot width less than 70 feet, but not to a total width of less than 12 feet. When the total side yard becomes less than 16 feet, the two side yards shall be of equal width.
D.
Height. No structure shall extend above any of the planes inclined at a slope of one foot vertically for each foot horizontally, rising upward over the lot from each of the property lines.[1]
E.
Radioactivity or electrical disturbance. There shall be no activities which emit dangerous radioactivity at any point or which create electrical disturbance, except from domestic household appliances, adversely affecting the operation at any point of any equipment other than that of the creator of such disturbance.
F.
Water and air pollution. There shall be no emission into the atmosphere of fly ash, dust, fumes, vapors, gases and other forms of air pollution which can cause damage to life or property nor discharge into any sewage disposal system or stream or into the ground of any materials of such a nature or temperature as can contaminate any watercourse or water supply or can cause any dangerous or unhealthy condition, except upon approval of applicable government agencies having jurisdiction to regulate such air or water pollution.
G.
Heat, cold, movement of air or dampness. There shall be no activities which produce any material effect on the temperature, motion or humidity of the atmosphere at the lot line or beyond.[2]
