17.40 Industrial

General District, I-G

17.40.010 Purpose

The industrial general district I-G is intended to provide for areas in appropriate locations where heavy industrial processes necessary to economic activity and prosperity may be conducted. The regulations of this district are intended to protect the environment of the district, adjacent areas, and of the community as a whole, as well as provide an area where these uses may be conducted without interference from the activities associated with other unrelated uses such as commercial traffic or residences.

17.40.020 Permitted Uses

The following uses are permitted in the I-G industrial general district:

  1. Equipment sales, service and repair;
  2. Printing and publishing;
  3. Research and development;
  4. Offices, business and professional;
  5. Warehousing and storage facilities;
  6. Manufacturing, compounding, processing, milling or packaging of products, including but not limited to the following:
    1. Automotive parts and accessories, but not including tires and batteries,
    2. Steel structural members and related products;
    3. Lumber and wood products,
    4. Apparel and other textile products,
    5. Paper and allied products,
    6. Rubber and plastic products,
    7. Electronic and electrical products; and
  7. Public and quasi-public institutions;
  8. Medical cannabis pharmacy, as defined in Chapter 17.62; and
  9. Cannabis production establishment, as defined in Chapter 17.62.

17.40.030 Conditional Uses

The following uses are conditional in the I-G industrial general district:

  1. Storage of inflammable bulk liquids;
  2. Outdoor storage of merchandise or equipment; 
  3. Retail e-cigarette specialty businesses; and
  4. Other uses and businesses which are similar to those listed in this section and Section 17.40.020, as determined by the planning commission.

17.40.035 Prohibited Uses

The following uses are prohibited in the I-G general industrial district:

  1. Retail tobacco specialty businesses; and
  2. Sexually oriented businesses.

17.40.040 Area And Frontage Regulations

There shall be no area or frontage requirement for an individual lot in an I-G district except that each shall provide at least one hundred (100) feet of frontage on any side abutting an arterial or collector street. No frontage requirement shall apply to sides of lots abutting other streets.

17.40.050 Yard Regulations

The following regulations apply in industrial general I-G districts:

  1. Front Yard. The minimum front yard setback for all structures shall be twenty-five (25) feet;
  2. Side Yard. The minimum side yard setback for all structures shall be ten (10) feet, except where the parcel abuts any residential district a side yard of at least thirty (30) feet shall be provided on that side adjacent to the residential zone. The side yard requirement adjacent to a residential district may be modified if justified and approved by the planning commission. On corner lots the side yard which faces the street shall not be less than twenty (20) feet for all structures.
  3. Rear Yard. The minimum rear yard setback for all structures shall be twenty (20) feet, except where the parcel abuts a residential district a rear yard of thirty (30) feet shall be provided. The rear yard requirement adjacent to a residential district may be modified if justified and approved by the planning commission.

17.40.060 Height Regulations

  1. No structure shall be erected to a height greater than one hundred (100) feet. 
  2. Penthouses or roof structures for the housing of elevators, stairways, tanks, ventilating fans or similar equipment required to operate and maintain the building, and fire or parapet walls, skylight, towers, steeples, flagpoles, chimneys, smokestacks, water tanks, wireless or television masts, theater lofts, silos or similar structures may be erected above the height limits herein prescribed, but no space above the height limit shall be allowed for the purpose of providing additional floor space, nor shall such increased height be in violation of any other ordinance or regulation of the City.”

17.40.070 Off-Street Parking

  1. Off-street access and parking shall be provided and designed as specified in Chapter 17.52.
  2. No parking space shall be provided that would allow a vehicle to back out directly into a public street.

17.40.080 Development Standards

  1. Site Plan. A site plan for all phases of the proposed development shall be presented for review and approval, as provided in the Municipal Code.
  2. Landscaping. Notwithstanding Chapter 12.28, no less than ten (10%) percent of the total site area shall be landscaped. Required side and rear yard areas may be used for driveways or parking; provided, that trees and shrubs of sufficient size and quantity are installed to assure a visual screen from abutting residential properties. All landscaping shall be adequately irrigated and maintained.
  3. Outdoor Storage and Merchandising. The storage of merchandise or equipment shall be accomplished entirely within an area enclosed by a wall or other visual screen.
