In case of a designed shopping center, upon examination of the plan by the Planning and Zoning Commission, if such plan meets all other requirements, the side yard requirement for each individual building may be waived. In no case, however, shall any portion of such a combined structure be located nearer than 30 feet to any side lot line of the tract on which a building is erected.
