ARTICLE IV

R-1 Residential Zone

§ 340-25 Permitted uses.

The following principal uses shall be permitted in this district:
Single-family residences.
Two-family dwellings.
Parks and playgrounds not operated for profit.
Municipal buildings and uses.

§ 340-26 Accessory uses.

The following accessory uses shall be permitted in this district:
Fences and walls.
Private residential swimming pools.
Signs.
A detached garage or carport of not more than a three car capacity and not to exceed 18 feet in height.
Storage sheds, not to exceed 120 square feet in area, and not to exceed 14 feet in height.
Home occupations.
Boats, campers, RVs and travel trailers shall be permitted to park or be stored in rear and side yards within accessory building setback lines and subject to the following:
They must be at least four feet from any rear or side property line.
They must be at least four feet from any structure.
Boats, trailers, and campers or boats on trailers cannot be stored on a lot for more than 180 consecutive days.
Boats and/or boats on a trailer shall be secured to resist flotation when stored for 30 days or more.

§ 340-27 Conditional uses.

The following conditional uses shall be permitted in this district:
Public and private day schools licensed by the State of New Jersey.
Three-family ("triplex") residences, provided the following area and bulk regulations are met or exceeded:
Minimum lot area shall be 8,800 square feet.
Minimum habitable floor area for each dwelling unit shall be 800 square feet.
Minimum lot depth shall be 80 feet.
Minimum lot width and lot frontage shall be 110 feet.
Minimum setbacks for principal buildings shall be as follows:
Front: 10 feet.
Side: 15 feet on each side.
Rear: 10 feet.
Bulkhead: 10 feet.
Minimum setbacks for accessory buildings shall be as follows:
Front: 20 feet.
Side: 15 feet on each side.
Rear: four feet.
Bulkhead: four feet.
Maximum building coverage shall be 55%.
Maximum lot coverage shall be 65%.
Maximum building height shall be three stories, maximum two stories of habitable floor area, and shall not exceed 40 feet in height to the top most point of the roof from the base flood elevation.

Decks and stairs may be permitted to encroach into front and rear yard setbacks, provided that they are no closer to any property line than six feet and, also, provided that they are not roofed over and are limited to the first habitable floor.
Parking: two off-street spaces per dwelling unit.

§ 340-28 Area and bulk regulations.

Minimum lot area shall be 3,200 square feet.
Minimum habitable floor area for each dwelling unit shall be 800 square feet.
Minimum lot depth shall be 80 feet.
Minimum lot width shall be 40 feet.
Minimum lot yards for principal buildings shall be as follows:
Front: 10 feet.
Side. Each side yard shall be a minimum of one foot for each 10 feet of lot frontage, but in no event shall any side yard be less than five feet.

Editor's Note: Ordinance No. 430 was amended 5-3-2013 by Ord. No. 521 to express the Board of Commissioner's desire to restate the Land Development Ordinance to incorporate the proposed advisory base flood elevation (ABFE) maps in order to maintain its community rating discount under the National Flood Insurance Program (NFIP). Ordinance No. 521 did not contain any specific text amendments to the Land Development Ordinance.
Rear: 10 feet.
Bulkhead: 10 feet.
Minimum lot yards for accessory buildings shall be as follows:
Front: 20 feet.
Side: four feet.
Rear: four feet.
Bulkhead: four feet.
Maximum building coverage shall be 55%.
Maximum lot coverage shall be 65%.
Maximum building height shall be three habitable stories and shall not exceed 40 feet in height to the topmost point of the roof from the base flood elevation.

Density: 2,400 square feet of lot area is required for each dwelling unit.
Decks and stairs may be permitted to encroach into required setbacks, provided that they are no closer to any property line than four feet and, also, provided that they are not roofed over and limited to the first habitable floor.
Parking: two spaces per dwelling unit.
