MC Marine Commercial Zone

§ 340-39 Permitted uses.

The following principal uses shall be permitted in this district:
Boats and other vessels that are in keeping with the resort community and related facilities, including launching, dockside services, such as the sale of gas and oil, and also including jet ski business and related facilities.
Single-family homes.
Sightseeing and sport fishing boats.
Motels, hotels and boatels.
Marine support facilities, including commercial and private docks, maintenance yards, boat storage, fishing docks, and offices for the sale of marine equipment and products, including yacht clubs and marinas.
Retail sale or rental of boating, fishing, diving and bathing supplies and equipment.
Stores and shops for retail business including marine service and repair establishments.
Restaurants, taverns and luncheonettes.

§ 340-40 Accessory uses.

The following accessory uses shall be permitted in this district:
Fences and walls.
Signs.
Parking lots and parking garages.
Accessory uses and building incidental to the above uses, including storage and maintenance buildings for the operation of a marina.
Public utility installations.
Vending and video machines (maximum three machines).
Swimming pools.

§ 340-41 Conditional uses.

The following conditional uses shall be permitted in this district:
Outdoor boat storage.
Arcade.

§ 340-42 Area and bulk regulations.

Minimum lot area shall be 3,200 square feet.
Minimum lot frontage shall be 40 feet.
Minimum lot depth shall be 80 feet.
Minimum floor area shall be 800 square feet.
Minimum lot yards for buildings shall be as follows:
Front: 10 feet.
Side. Each side yard shall be a minimum of one foot for each 10 feet of lot frontage, but in no event shall any side yard be less than five feet.

Editor's Note: Ordinance No. 430 was amended 5-3-2013 by Ord. No. 521 to express the Board of Commissioner's desire to restate the Land Development Ordinance to incorporate the proposed advisory base flood elevation (ABFE) maps in order to maintain its community rating discount under the National Flood Insurance Program (NFIP). Ordinance No. 521 did not contain any specific text amendments to the Land Development Ordinance.
Rear: 10 feet.
Bulkhead: 10 feet.
Maximum building coverage shall be 50%.
Maximum lot coverage shall be 80%.
Maximum building height shall be three stories, but not to exceed 40 feet in height to the topmost point of the roof from the base flood elevation.

Parking requirements shall be as follows:
Residential dwelling units: two spaces per unit.
Motels, hotels, boatels:
Up to 600 square feet: 1.5 spaces per unit.
Over 600 square feet: two spaces per unit.
Marinas, per boat slip: one space per unit.
Retail establishment: one space per 200 square feet of gross floor area.
Restaurants, taverns, etc.: one space per four seats.
