In order to carry out the purpose and provisions of this title the village of Worth, Illinois, is hereby divided into the following districts:
Residence districts:
R1 Single-family residence
R2 Single-family residence
R3 General residence
T1 Single-family attached residence
Business districts:
B1 Restricted retail business
B2 General business
Manufacturing districts:
M1 Limited manufacturing
M2 General manufacturing
Planned unit development district (PUD)
Development of any parcel or parcels of land zoned PUD shall be governed by the terms and specifications set forth in chapter 8 of this title, commonly known as the planned unit development ordinance, as amended. (Ord., 12-15-1964, as amended; amd. Ord. 85-22, 10-15-1985; Ord. 98-16, 11-17-1998)
5-4-2: MAP:
The location and boundaries of the districts established by this title are set forth on the "zoning district map", which is incorporated herein and hereby made a part of this title. The said map, together with everything shown thereon and all amendments thereto, shall be as much a part of this title as though fully set forth and described herein. The said map shall be filed with the office of the village clerk and certified copies thereof in the office of the building official, and shall be open to public reference at all times during which those offices are open. 5-4-3: BOUNDARIES OF DISTRICTS:
When uncertainty exists with respect to the boundaries of the various districts as shown on the zoning district map, the following rules shall apply:
A. District boundary lines are either the centerlines of railroads, highways, streets, alleys or easements, tract or lot lines existing on the effective date of this title or amendment thereto, or such lines extended, unless otherwise indicated.
B. In areas not subdivided into lots and blocks, wherever a district indicated as a strip adjacent to and paralleling a street, thoroughfare, or railroad, the depth of such strips shall be in accordance with dimensions shown on the maps measured at right angles from the centerline of a street, thoroughfare, or railroad, and the length of frontage shall be in accordance with dimensions shown on the map from the centerlines of streets, thoroughfares, or railroad rights of way unless otherwise indicated.
C. Where a district boundary line divides a lot, parcel or tract of land in single ownership, the regulations for either portion of the lot may, in the owner's discretion, extend to the entire lot, but not more than twenty five feet (25') beyond the boundary line of the district. 5-4-4: ANNEXED TERRITORY:
Any additions to the incorporated area of the village, resulting from disconnection by the county or otherwise, shall be automatically classified among the R1 single-family residence districts until otherwise classified by amendment. (Ord., 12-15-1964, as amended)
5-4-5: EXEMPTIONS:
The following public utility uses are permitted in any districts: poles, towers, wires, cables, conduits, vaults, laterals, pipes, mains, valves, or any other similar distributing equipment. However, installation shall conform with applicable federal, state and local government rules and regulations other than zoning. (Ord., 12-15-1964, as amended)
5-4-6: USES NOT SPECIFICALLY PERMITTED IN DISTRICTS:
A use that is not identified by this Title as a permitted use or a special use is prohibited. Further, a use expressly identified by this Title as being prohibited or not permitted shall in no way limit the prohibition on unidentified uses set forth in the preceding sentence.
