CHAPTER 1163

C-1 Four-Family Residence District

1163.01 APPLICATION OF CHAPTER.

   The regulations set forth in this chapter or set forth elsewhere in this Zoning Code when referred to in this chapter, are the C-1 District regulations.

1163.02 USE REGULATIONS.

   A building or premises shall be used only for the following purposes:
      (a)    Any use permitted in the B Two-Family Residence District.
     (b)    Buildings containing not more than four dwelling units.
      (c)    Condominiums.

1163.03 PARKING REGULATIONS.

   The parking regulations are the same as those in the B Two-Family Residence District.

1163.04 HEIGHT REGULATIONS.

   The height regulations shall be the same as those of the AAAA Single-Family Residence District.

1163.05 AREA REGULATIONS.

   (a)   Front Yard. The front yard regulations shall be the same as those of the A Single-Family Residence District.
   
   (b)   Side Yard. The side yard regulations shall be the same as those of the B Two-Family Residence District.
   
   (c)   Rear Yard. The rear yard regulations shall be the same as those of the A Single-Family Residence District.
   (d)   Intensity of Use.
      (1)   No lot which is entirely in an existing AAA, AA or A District shall be considered for C-1 or C-2 District use. Every lot occupied by a single-family dwelling shall have a lot area of not less than 6,000 square feet and shall have an average width of not less than one-half the average depth provided that the minimum lot width shall be sixty feet.
      (2)   All other intensity of use regulations are the same as those in the B Two-Family Residence District.
