All applications for approval of plan of development shall be made as set forth in the Schedule of Regulations, § 300-21, and with respect to those to be made to the Town Board, the Town Board may review and approve or disapprove such plan or may, on its own motion and by resolution, authorize the Planning Board to review, approve or disapprove such plan pursuant to and in accordance with the requirements of the Town Law. An application for a plan of development shall be in writing and accompanied by the following information:
A.
A map of applicant's entire holding, at a convenient scale.
B.
An area map showing all properties, subdivisions, streets and easements within 500 feet of applicant's property.
C.
A topographic map of property, if required.
D.
A detailed site plan showing: the location, proposed use and height of all buildings; the location of all parking and truck loading areas with access and egress drives thereto; the location of all existing or proposed site improvements, including drains, culverts, retaining walls and fences; a description of the method of sewage disposal and the location of such facilities; the location and size of all signs; the location and proposed development of buffer areas, if required; and the amount of building area proposed for retail sales uses, if any.
E.
In an M District, the specific uses proposed; the number of employees for which buildings are designed; the type of power to be used for any manufacturing process; the type of waste or by-products to be produced by any manufacturing process; and the proposed method of disposal of such wastes or by-products.
