6. - INDUSTRIAL ZONE
This chapter establishes the industrial zoning district, the purpose of which is to provide adequate, appropriate area for industrial uses.

Due to the potential nuisances and hazards associated with industrial uses, all new uses proposed in the industrial zoning district shall require a special use permit. In order to obtain a special use permit, the applicant must show that the intended use complies with the intent and purposes of the industrial zone and that the intended use will not create or present an undue nuisance or burden upon neighboring landowners and that it will not adversely affect the health, safety, and general welfare of the public.

Accessory uses and structures customarily associated with the uses permitted in the industrial zoning district, including one accessory dwelling per industrial use.
Business, repair, contract construction, and government services.
Minor utility installations.
Professional, educational, and miscellaneous services, and cultural, entertainment, and recreational facilities consistent with the purpose of this zoning district.
The manufacturing of the following products: textile mill products, lumber and wood products, paper and allied products, chemical and allied products, stone, clay, and glass products, and cement products, also to include primary metal industries and petroleum refining.
Transportation, communication, and utilities uses.
Veterinary hospitals and kennels.
Wholesale uses including the wholesale and processing of farm products, heavy equipment, metals, minerals, and fuels or other petroleum or chemical products, and scrap and waste products, including recyclable products.
Others as determined by the city council upon recommendation from the planning and zoning board.

The maximum building height in the industrial zone shall be forty-five (45) feet unless a special use permit or variance is granted to allow a greater height.

Off street parking and loading areas must be provided, and landscaped buffers must be placed between adjoining uses. Signs may be installed but they must comply with subsection 8-2-1(E) of this Code.
