In all zoning districts there shall be provided, in connection with appropriate allowable use, off-street, paved, vehicle parking space in accordance with the following requirements:
| a. | One-family dwelling | One space for each 1,500 square feet of livable floor area or fraction thereof. Maximum, three spaces required. |
| b. | Two-, three-family dwelling | One space for each family unit. |
| c. | Four-family, multiple dwelling | One space for each family unit plus three spaces for each four units or fraction thereof. |
| d. | Boarding, lodging house | One space for proprietor plus one space for each sleeping unit or fraction thereof. |
| e. | Hotel, motor hotel | One space for each bedroom unit plus one space per 200 square feet of display or ballroom area. Restaurant requirement—See below. |
| f. | Day nursery, kindergarten | One space for faculty plus one space per ten children or fraction thereof for which faculty is licensed. |
| g. | Church | One space for each five seats in the auditorium. |
| h. | Auditorium, theatre | One space for each four seats. |
| i. | Restaurant, cafeteria | One space for each four seats. |
| j. | General hospital | One space for each bed plus one space for each four employees. |
| k. | Nursing and care home | One space for each four beds plus one space for each four employees. |
| l. | Office and professional building | One space for each 400 square feet of gross floor area. |
| m. | Medical and dental office or clinic | One space for each 200 square feet of gross floor area. |
| n. | Commercial building | One space for each 200 square feet of gross floor area. |
| o. | Industrial building manufacturing | One space for each three employees or one space for each 500 square feet of gross floor area, whichever is greater. |
| p. | Industrial building warehouse | One space for each three employees provided that the spaces for any warehouse shall not be less than four. |
| q. | Outdoor recreation activities | One space per employee plus one space for each two patrons at maximum facility usage. |
| r. | Outdoor sales | One space per employee plus one space per 5,000 square feet of outdoor sales area. |
| s. | Indoor commercial recreation | One space per employee plus one space for each two player positions, one space for each four seats of spectator area and one space for each 200 square feet of restaurant snack bar or beverage service area. |
| t. | Elementary and junior high schools, public, parochial and private | For all elementary and junior high schools, public, parochial and private, hereafter erected, reconstructed or enlarged, permanent provisions shall be made for off-street parking of motor passenger vehicles for the use of faculty members and employees. Such parking shall provide one space for each faculty member and one space for each four persons employed on the premises. In addition, if buses for the transportation of children are kept at the school, one off-street parking space shall be provided for each bus. |
| u. | Senior high schools, public, parochial and private | For all senior high schools, public, parochial and private, hereafter erected, reconstructed, or enlarged, so as to require additional parking spaces, permanent provisions shall be made for off-street parking of motor passenger vehicles for the use of faculty members, employees and students. Such parking shall provide one space for each faculty member and one space for each four persons employed on the premises, plus one additional space for each four students enrolled. In addition, if buses for the transportation of children are kept at the school, one off-street parking space shall be provided for each bus. |
| v. | Colleges and universities | For all colleges and universities hereafter erected, reconstructed, or enlarged, so as to require additional parking spaces, permanent provisions shall be made for off-street parking of motor passenger vehicles for the use of faculty members, staff members, students, visitors and employees. Such parking shall provide one space for each faculty member and member of the technical and administrative staff, plus one space for each four additional persons employed on the premises plus one space for each four day students not residing on campus. |
| w. | Large scale recreation facilities | Off-street parking shall be determined by the P&Z committee based on use case, facility occupancy, location, and local traffic considerations. |
(a)
The building official of the City of Alice and director may grant a variance to this Code, making such determinations on a case-by-case basis. The proprietor(s) of any establishment and/or homeowner(s) requesting a variance must do so in writing to the director. The director and building official will have five business days to respond to such requests. If a variance is not granted, proprietor(s)/homeowner(s) of the establishment/home may follow procedures in place to appeal that decision to the City of Alice Board of Adjustments.
