§ 152.020 DIVISION INTO DISTRICTS.

   The municipality is hereby divided into zoning districts under five general land use categories, which shall be known as: Agriculture, Civic and Institutional, Residential, Commercial (Business) and Industrial.

§ 152.021 DISTRICT MAP ADOPTED.

   The Official Zoning District Map shall be the final authority as to the current zoning status of land and water area, buildings, and other structures.
   (A)   Boundaries of zoning districts, official map. The district map and other information shown thereon are adopted as part of this Code.
   (B)   Effective date of amendments. Amendments to the Official Zoning District Map shall become effective after final adoption of the chapter. No changes of any nature shall be made to the official zoning map or matter shown thereon except in conformity with the procedures set forth in this Code.
   (C)   Zoning upon annexation. All territory hereafter annexed into the municipality shall automatically be zoned as the district, which represents its intended use. Owners of the proposed annexed property shall recommend appropriate zoning classification before final acceptance by Council of the area to be annexed. A 30-day public hearing notice prior to Council approval of a proposed annexation will be sent to Planning Commission and property owners within 200 feet of the proposed annexation.

§ 152.022 INTERPRETATION OF BOUNDARY LINES.

   (A)   The district boundary lines on the map, shall follow centerlines of thoroughfares, railroads, or lot lines. In the case of unsubdivided property, the district boundary lines will be determined using the scale appearing on the zoning district map or by property lot lines and dimensions.
   (B)   Whenever any street, alley, or other public right-of-way is vacated by official action of Council, the zoning district adjoining each side of such street, alley, or public right-of-way shall be automatically extended to the center of such vacation.
