In some instances, a single lot may be located within two or more different zoning districts. When this occurs, all applicable zoning regulations for each particular district shall be applied separately to each portion of the lot which is in that district. This includes, but is not limited to, the front, rear, and side yard regulations as well as any applicable use, density, and lot coverage regulations as outlined in the Tables of Uses, Area, Frontage, and Setback Requirements.[1] Thus, such a parcel can be developed as a full parcel, but have mixed uses and different intensities of use.
