ZONING DISTRICTS AND MAP

11-6-1: DISTRICTS ESTABLISHED:

In order to carry out the purpose and provisions of this title, the village is hereby divided into the following zoning districts:

11-6-2: ZONING MAP:

The districts and their boundaries are as shown upon the zoning map entitled "Village Of Bloomingdale, Illinois, Zoning Map", dated April 23, 1969, which map and all amendments thereto and all notations, references and other information shown thereon are hereby incorporated and made a part of this title with the same force and effect as if the said zoning map, amendments, notations, references and other information were fully herein set forth. The map shall be filed with the office of the village clerk and certified copies thereof in the office of the building and zoning official, and shall be open to public reference at all times during which those offices are open. 11-6-3: DETERMINATION OF DISTRICT BOUNDARIES:

When uncertainty exists with respect to the boundaries of the various districts as shown on the zoning district map, the following rules shall apply:
   A.   District boundary lines are either the centerlines of railroads, highways, streets, alleys, rights of way, easements, tract or lot lines, or such lines extended, unless otherwise indicated.
   B.   In areas not subdivided into lots and blocks, wherever a district is indicated as a strip adjacent to and paralleling a street, highway, or railroad right of way, the depth of such strips shall be in accordance with dimensions shown on the maps measured at right angles from the centerline of a street, highway, or railroad, and the length of frontage shall be in accordance with dimensions shown on the map from centerlines of streets, highways, or railroad rights of way unless otherwise indicated.
   C.   Where a district boundary line divides a lot in single ownership, the regulations for either portion of the lot may, in the owner's discretion, extend to the entire lot, but not more than twenty five feet (25') beyond the boundary line of the district. (Ord. 69-12, 4-23-1969)

11-6-4: ZONING OF ANNEXED LAND:

Any additions to the incorporated area of the village shall automatically be classified in the ER-1 estate residence district. Nothing contained in this section shall prevent an interested party from requesting that any property be rezoned upon annexation to the village. (Ord. 2002-34, 8-12-2002)
