ARTICLE IV

C-D Conservation District

§ 220-14 Purpose.

The purpose of this district is to conserve open space, natural resources and protect steep slopes; to minimize the impacts of development on the environment; and to authorize appropriate low-density uses as permitted uses by right and uses by special exception.

§ 220-15 Authorized uses.

In the C-D Conservation District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Agriculture.
(b) 
Biking/hiking trails.
(c) 
Cemetery.
(d) 
Communications antenna mounted on an approved communications tower.
(e) 
Communications antenna mounted on an existing building or on a public utility storage or transmission structure, subject to § 220-103.
(f) 
Essential services.
(g) 
Forestry, subject to § 220-101.
(h) 
Nature center.
(i) 
Nature preserve.
(j) 
Oil, gas or water intake well, subject to § 220-104.
(k) 
Private recreation.
(l) 
Public recreation.
(m) 
Single-family dwellings.
(2) 
Accessory uses.
(a) 
Domiciliary care.
(b) 
Fences, subject to § 220-94.
(c) 
Home gardening.
(d) 
Keeping of domestic pets.
(e) 
No-impact home-based business, subject to § 220-102.
(f) 
Off-street parking and loading, subject to Article XV.
(g) 
Private garages and storage buildings, subject to § 220-94.
(h) 
Private greenhouse, subject to § 220-94.
(i) 
Private residential swimming pools, subject to § 220-94.
(j) 
Signs, subject to Article XVI.
(k) 
Temporary construction trailer, model home or sales office, subject to § 220-98.
(l) 
Other accessory uses customarily incidental to and on the same lot with any permitted use or use by special exception authorized in this district.
B. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Communications towers, subject to § 220-90H.
(b) 
Public utility buildings or structures, subject to § 220-90Z.
(c) 
Temporary use or structure other than a temporary construction trailer, model home or sales office, subject to § 220-90BB.
(2) 
Accessory uses.
(a) 
Bed-and-breakfast, subject to § 220-90D.
(b) 
Family day-care home, subject to § 220-90L.
(c) 
Home occupation, subject to § 220-90P.
(d) 
Wind energy system, personal, subject to § 220-90DD.

§ 220-16 Area and bulk regulations.

In the C-D Conservation District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article XIII.
A. 
Minimum lot area:
(1) 
Agriculture: five acres.
(2) 
All other uses: one acre.
B. 
Minimum lot width: 100 feet.
C. 
Maximum lot coverage: 10%.
D. 
Minimum front yard: 50 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 50 feet.
(2) 
Accessory structures: 25 feet.
F. 
Minimum side yard:
(1) 
Single-family dwellings: 25 feet.
(2) 
All other principal structures: 40 feet.
(3) 
Accessory structures: 25 feet.
G. 
Special yard requirements: See § 220-94.
H. 
Permitted projections into required yards: See § 220-95.
I. 
Maximum height:
(1) 
All principal structures: three stories, but no more than 35 feet.
(2) 
All accessory structures: one story, but no more than 20 feet.
J.
