ARTICLE VI

R-2 Single-Family and Two-Family Residential District

§ 220-30 Purpose.

The purpose of this district is to preserve existing neighborhoods where single-family dwellings and some two-family dwellings exist on smaller lots and protect them from encroachment by incompatible land uses while providing for customary permitted accessory uses and compatible public and semipublic uses as permitted uses and uses by special exception.

§ 220-31 Authorized uses.

In the R-2 Single-Family and Two-Family Residential District, only the following uses are authorized:

Principal uses.

Biking/hiking trails.
(b) 
Cemetery.
(c) 
Churches.
(d) 
Communications antenna mounted on an existing building or on a public utility storage or transmission structure, subject to § 220-103.
(e) 
Essential services.
(f) 
Forestry, subject to § 220-101.
(g) 
Oil, gas or water intake well, subject to § 220-104.
(h) 
Public recreation.
(i) 
Schools, public or private.
(j) 
Single-family dwellings.
(2) 
Accessory uses.
(a) 
Domiciliary care.
(b) 
Fences, subject to § 220-94.
(c) 
Home gardening.
(d) 
Keeping of domestic pets.
(e) 
No-impact home-based business, subject to § 220-102.
(f) 
Off-street parking and loading, subject to Article XV.
(g) 
Private garages and storage buildings, subject to § 220-94.
(h) 
Private greenhouse, subject to § 220-94.
(i) 
Private residential swimming pools, subject to § 220-94.
(j) 
Signs, subject to Article XVI.
(k) 
Temporary construction trailer, model home or sales office, subject to § 220-98.
(l) 
Other accessory uses customarily incidental to and on the same lot with any permitted use or use by special exception authorized in this district.
B.

(1) 
Principal uses.
(a) 
Conversion apartment, subject to § 220-90J.
(b) 
Day-care center or preschool facility in a church or school, subject to § 220-90K.
(c) 
Infill housing, subject to § 220-90Q.
(d) 
Neighborhood resident parking lot, subject to § 220-90S.
(e) 
Nonprofit service organization, subject to § 220-90T.
(f) 
Nursing homes, subject to § 220-90U.
(g) 
Personal-care boarding home, subject to § 220-90N.
(h) 
Public buildings, subject to § 220-90X.
(i) 
Public and semipublic swimming pools, subject to § 220-90Y.
(j) 
Public utility buildings or structures, subject to § 220-90Z.
(k) 
Temporary use or structure other than a construction trailer, model home or sales office, subject to § 220-90BB.
(l) 
Two-family dwellings, subject to § 220-90CC.
(2) 
Accessory uses.
(a) 
Bed-and-breakfast, subject to § 220-90D.
(b) 
Family day-care home, subject to § 220-90L.
(c) 
Home occupation, subject to § 220-90P.
(d) 
Rooming house.

§ 220-32 Area and bulk regulations.

In the R-2 Single-Family and Two-Family Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article XIII.
A. 
Minimum lot area:
(1) 
Single-family dwellings: 5,000 square feet.
(2) 
Two-family dwellings: 5,000 square feet.
(3) 
All other principal uses: 10,000 square feet.
B. 
Minimum lot width:
(1) 
Single-family dwelling: 50 feet.
(2) 
Two-family dwelling: 50 feet.
(3) 
All other principal structures: 75 feet.
C. 
Maximum lot coverage: 40%.
D. 
Minimum front yard: 25 feet.
E. 
Minimum rear yard:
(1) 
All principal structures: 20 feet or the height of the building, whichever is greater.
(2) 
Accessory structures: See § 220-94C.
F. 
Minimum side yard:
(1) 
Single-family dwellings and two-family dwellings: five feet minimum; 10 feet maximum.
(2) 
All other principal structures: 10 feet.
(3) 
Accessory structures: See § 220-94C.
G. 
Special yard requirements: See § 220-94.
H. 
Permitted projections into required yards: See § 220-95.
I. 
Maximum height:
(1) 
All principal structures: three stories, but no more than 35 feet.
(2) 
All accessory structures: one story, but no more than 20 feet.
