R-2 SINGLE-FAMILY

LOW DENSITY URBAN RESIDENTIAL DISTRICT

§ 153.065 PURPOSE.

   The purpose of this district is to provide for single-family residences with a density of five dwellings units per acre.

§ 153.066 USES.

   Within an R-2 Single-Family Low Density Urban Residential District, no building, structure or premises shall be used, arranged to be used, or designed to be used except for one or more of the following uses:
   (A)   Permitted uses.
      (1)   Single-family dwelling;
      (2)   Accessory buildings or uses incidental to the principal use which do not include any activity conducted as a business;
      (3)   Signs as permitted and regulated in §§ 153.215 through 153.219;
      (4)   Off-street parking as permitted and regulated in §§ 153.330 through 153.335; and
      (5)   Churches and other buildings of religious worship subject to § 153.380(A), (B), (C), (D), (F), (H) and (I).
   (B)   Conditionally permitted uses. The Village Planning Commission may issue conditional zoning certificates for the uses listed the general requirements of §§ 153.365 through 153.367, 153.380 through 153.383, 153.395 and 153.396 and to the specific requirements of §§ 153.380 through 153.383 referred to below:
      (1)   Planned unit residential developments subject to §§ 153.395 and 153.396;
      (2)   Home occupations subject to § 153.380(K);
      (3)   Private or public parks, playgrounds, and/or picnic areas subject to § 153.380(A), (B), (C), (D) and (J);
      (4)   Public and parochial schools subject to § 153.380(A) through (H); and
      (5)   Public facilities subject to § 153.380(H) and (J).

§ 153.067 LOT REQUIREMENTS.

   Single-family dwelling
8,000 square feet with sanitary sewer
   As an option the applicant may apply for a variable lot size development subject to the requirements of § 153.595

   Single-family dwelling
50 feet
Minimum lot width at building line
   Single-family dwelling
65 feet with sanitary sewer

§ 153.068 YARD REQUIREMENTS.

35 feet
Minimum rear yard depth
35 feet
Minimum side yard width
10 feet
 
   As an option, the applicant may apply for flexible front yard setbacks subject to the requirements of § 153.019(C).

§ 153.069 MAXIMUM BUILDING HEIGHT.

   Maximum building height is 35 feet.
