Variable lot areas and setbacks shall be permitted, provided that no lot area shall be less than 5,000 square feet, the average size of all lots shall not be less than 6,000 square feet, not more than 25% of all lots shall be less than 6,000 square feet and not less than 25% of all lots shall be greater than 7,000 square feet, and lots shall conform to the following:
(1) Interior lots shall adhere to the requirements of the R-7.5 District, as established in the Schedule of Area, Yard and Building Requirements in §
245-10 herein, and lot width which shall be as follows:
(a) Five-thousand-square-foot lot: minimum lot width 50 feet.
(b) Six-thousand-square-foot lot: minimum lot width 55 feet.
(c) Seven-thousand-square-foot lot: minimum lot width 60 feet.
(2) Corner lots shall adhere to the corner lot requirements of the R-7.5 District, as established in the Schedule of Area, Yard and Building Requirements in §
245-10, except for minimum lot size as specified in Subsection
C herein and for lot width as specified in Subsection
C(1) herein.
(3) Notwithstanding the provisions of Article
IV, §
245-23, reverse frontage lots shall be permitted in the R-ML 5, 6, 7 Zone, provided that a permanent buffer of not less than 15 feet is provided. All reverse frontage lots shall front upon the newly created street.
(4) The maximum principal building height shall be 28 feet.
(5) The maximum permitted habitable floor area ratio (HFAR) on each lot shall be a habitable floor area ratio of 0.25 for one-story structures and 0.35 for two-story structures. "Habitable floor area ratio" means the sum of the habitable area of all floors of the building or structure divided by the total area of the lot. Any area deemed habitable under the Uniform Construction Code shall be calculated as habitable floor area.
(6) No garage space shall be designed to accommodate more than two automobiles.
(7) Notwithstanding the provisions of §
245-356L, street jogs with center-line offsets of not less than 75 feet shall be permitted in the R-ML 5, 6, 7 Zone.
(8) Notwithstanding the provisions of §
245-356N, applies to connecting street lines of less than 45° only.
(9) Notwithstanding the provisions of §
245-356T(15), credit shall be given against the requirements set forth therein for all trees having a diameter greater than two to four inches which shall be retained.
