Supplemental Land Use and Zoning Regulations in Special Flood Hazard Areas
§ 245-330.1 Purpose.
The purpose of the Supplemental Land Use and Zoning Regulations in Special Flood Hazard Areas is to recognize limitations associated with federal and state construction and reconstruction requirements in special flood hazard areas, and encourage the restoration and reconstruction of existing neighborhoods within the Township of Brick in compliance with Chapter 196, special flood hazard areas, and the Uniform Construction Code.
This section is applicable to development on any parcel of land that is designated to be in a special flood hazard area, identified on the current flood insurance rate maps as referenced in Chapter 196.
All applications for development, redevelopment or renovation in a special flood hazard area shall include a grading plan as prepared by a licensed professional in accordance with N.J.A.C. 13:40-7.3.
An access staircase and entry stoop, not to exceed 100 square feet in area, may project no further than 10 feet into a required front yard setback area. The previously referenced entry stoop may be covered or uncovered.
An access staircase, with an entry stoop or platform, not to exceed a total 100 square feet in area, may project no further than five feet into a required rear yard setback area. The previously mentioned entry stoop or platform may be covered or uncovered.

The permitted yard encroachments noted in this section are applicable to all existing and proposed buildings on any parcel of land that is designated to be in a special flood hazard area.
§ 245-330.5 Facade treatments for enclosed spaces.
An exposed façade area shall be screened from public view. A minimum of 30% of an exposed façade area shall be screened with landscaping, siding, venire, faux window treatments, doors, etc., to visually break up the solid wall.
