9.11. Uses. A building or premises in this zoning district shall only be used for the purposes shown in table A and only in accordance with a site plan as defined in section 5.15 that has been approved by the commission.
9.12. [Maximum height; required yards.] Maximum height and required yards shall comply with table B herein.
9.13. [Parking and loading.] Off-street parking and loading shall be provided in accordance with tables C and D herein.
9.14. Sign regulations. Signs in this district shall be limited to the conditions of table E herein.
9.15. Special regulations. The following special regulations shall apply to structures located in this district:
(1)
No storage of any kind may be placed in front of the required building line, or the front of the closest structure, whichever is a greater distance from the street at which the use is addressed. All storage shall be enclosed by a permanent screening device.
(2)
All area and security lighting shall be located to minimize glare and be oriented to prevent illumination of adjoining properties.
(3)
No noise in excess of 65 decibels may occur at the property line as a result of the operations of the property.
(4)
No odors of any kind are detectable outside the building(s).
(5)
No emissions of any particulate matter, gas, fluid, or other substance regulated by either the State of Texas or the federal government, in any measurable amount using appropriate detection equipment, [shall] occur outside the confines of buildings or structures.

All open storage of materials, vehicles, and equipment shall be enclosed by a fence or wall, at least six feet in height when viewed from the front of the building on the street which is the principal address of the use.
