C, CONSERVATION DISTRICT

§ 400 Purpose.

The purpose of this district is to preserve natural features, including steep slopes and floodplains, and to protect them from disturbance and encroachment by intensive development.

§ 401 Authorized Uses.

In the C Conservation District, only the following uses are authorized:
A. 
Permitted Uses.
(1) 
Principal Uses. See Table 1, Principal Land Uses.[1]
(2) 
Accessory Uses.
(a) 
Fences, subject to § 1003.
(b) 
Off-street parking and loading, subject to Part 11.
(c) 
Signs, subject to Part 12.
(d) 
Temporary construction trailer, subject to § 1006.
(e) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.
B. 
Conditional Uses.
(1) 
Principal Uses. See Table 1, Principal Land Uses.
(2) 
Accessory uses.
(a) 
Shared parking, subject to § 903.37.
C. 
Uses by Special Exception.
(1) 
Principal Uses. See Table 1, Principal Land Uses.
(2) 
Accessory uses: none.

§ 402 Area and Bulk Regulations.

In the C Conservation District, all uses shall be subject to the following regulations except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 9:
A. 
Minimum lot area: one acre.
B. 
Minimum lot width: 150 feet.
C. 
Maximum lot coverage: 15%.
D. 
Minimum front yard:
(1) 
Principal and accessory structure: 40 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 30 feet.
(2) 
Accessory structures: See § 1003.
F. 
Minimum side yard:
(1) 
Principal structures: 20 feet.
(2) 
Accessory structures: See § 1003.
G. 
Special yard requirements: See § 1003.
H. 
Permitted projections into required yards: See § 1004.
I. 
Maximum height:
(1) 
Principal structures: three stories, but no more than 35 feet.
(2) 
Accessory structures: one story, but no more than 20 feet.
J. 
Height exceptions: See § 1005.
K. 
Minimum/maximum front yard [i.e., building line/front yard setback]: any new principal building or structure must have minimum and maximum front yard setback that conforms with (i.e., aligns with) the front yard setbacks (i.e., front yard/building line setbacks) of the existing structures on the immediately adjacent lots (or an average thereof).
