I INDUSTRIAL DISTRICT

§ 800 Purpose.

The purpose of this district is to encourage development of industrial uses in appropriate locations in the Borough, consistent with sound planning and environmental controls.

§ 801 Authorized Uses.

In the I Industrial District, only the following uses are authorized:
A. 
Permitted Uses.
(1) 
Principal Uses. See Table 1, Principal Land Uses.[1]
(2) 
Accessory Uses.
(a) 
Communications antenna mounted on an approved communications tower, subject to § 1007.
(b) 
Fences, subject to § 1003.
(c) 
No-impact home-based business or home occupation in a dwelling that is a nonconforming use, subject to § 1010.
(d) 
Off-street parking and loading, subject to Part 11.
(e) 
Signs, subject to Part 12.
(f) 
Temporary construction trailer, subject to § 1006.
(g) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.
B. 
Conditional Uses.
(1) 
Principal Uses. See Table 1, Principal Land Uses.
(2) 
Accessory Uses.
(a) 
Off-site parking, subject to § 903.28.
(b) 
Shared parking, subject to § 903.37.
C. 
Uses by Special Exception.
(1)

Structures in excess of 45 feet in height, subject to § 903.36.[2]

§ 802 Area and Bulk Regulations.

In the I Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 9:
A. 
Minimum lot area: 10,000 square feet.
B. 
Minimum lot width: 100 feet.
C. 
Maximum lot coverage: 75%.
D. 
Distance between buildings: 20 feet (where two or more buildings occupy the same lot).
E. 
Minimum front yard: 30 feet.
F. 
Minimum rear yard:
(1) 
Principal structures:
(a) 
Adjoining any R District: 70 feet.
(b) 
Adjoining all other districts: 20 feet.
(2) 
Accessory structures: five feet.
G. 
Minimum side yard:
(1) 
Principal structures:
(a) 
Adjoining any R District: 70 feet.
(b) 
Adjoining all other districts: 20 feet.
(2) 
Accessory structures: five feet.
H. 
Special yard requirements: See § 1003.
I. 
Permitted projections into required yards: See § 1004.
J. 
Maximum height: none.
K. 
Minimum/maximum front yard [i.e., building line/front yard setback]: any new principal building or structure must have minimum and maximum front yard setback that conforms with (i.e., aligns with) the front yard setbacks (i.e., front yard/building line setbacks) of the existing structures on the immediately adjacent lots (or an average thereof).
