ZONING DISTRICTS

§ 156.070 ESTABLISHMENT OF ZONING DISTRICTS.

   For the purposes of this chapter, the territory of the local jurisdiction to which this chapter applies is divided into 21 zoning districts, as follows:
   (A)   Multiple Use District MU-40;
   (B)   Multiple Use District MU-80;
   (C)   Multiple Use District MU-160;
   (D)   Agricultural District A-1;
   (E)   Agricultural District A-5;
   (F)   Rural Residential District RR-1;
   (G)   Rural Residential District RR-5;
   (H)   Rural Residential District RR-10;
   (I)   Residential District R-1-40;
   (J)   Residential District R-1-20;
   (K)   Residential District R-1-12;
   (L)   Residential District R-1-10;
   (M)   Residential District R-1-8;
   (N)   Residential District R-M-7;
   (O)   Residential District R-M-15;
   (P)   Residential District R-M-30;
   (Q)   General Commercial District GC;
   (R)   Central Business District C-B-D;
   (S)   Manufacturing Distribution District M-D;
   (T)   General Industrial District M-G; and
   (U)   Planned District P.

§ 156.071 FILING OF ORDINANCE AND MAP.

   This chapter and map shall be filed in the custody of the City Recorder and may be examined by the public subject to the reasonable regulations established by said City Recorder.

§ 156.072 RULES FOR LOCATING BOUNDARIES.

   Where uncertainty exists as to the boundary of any district, the following rules shall apply.
   (A)   Wherever the district boundary is indicated as being approximately upon the center line of a street, alley or block, or along a property line, then, unless otherwise definitely indicated on the map, the center line of such street, alley, block or such property line, shall be construed to be the boundary of such district.
   (B)   Whenever such boundary line of such district is indicated as being approximately at the line of any river, irrigation canal or other waterway, or railroad right-of-way, or public park or other public land, or any section line, then in such case the center of such stream, canal or waterway, or of such railroad right-of-way, or the boundary line of such public land or such section line shall be deemed to be the boundary of such district.
   (C)   Where such district boundary lines cannot be determined by the above rules, their location may be found by the use of the scale appearing upon the map.
   (D)   Where the application of the above rules does not clarify the district boundary location, the Appeal Authority shall interpret the map.
