- USE PROVISIONS FOR INDUSTRIAL DISTRICTS

Sec. A-100. - I-1 Light Industrial District.

The I-1 Light Industrial District is established to provide an area for firms engaged in light manufacturing and distribution of goods; to discourage uses incompatible with light manufacturing; to protect the surrounding land uses; and to protect the existing industries within the district. The uses permitted under this section shall be conducted in such a manner that no noxious odors, fumes or dust will be emitted beyond the property line of the lot on which the use is located.

The following uses are permitted in the I-1 district:

100.1.

Agricultural equipment sales and repair.

100.2.

Apparel manufacturing plants.

100.3.

Baking establishments.

100.4.

Bottling and distribution plants.

100.5.

Business and outdoor advertising signs.

100.6.

Cabinet and woodworking shops.

100.7.

Electrical repair shops.

100.8.

Furniture manufacturing.

100.9.

Gasoline service stations, according to the provisions specified in section 90.1.

100.10.

Ice plants and cold storage plants.

100.11.

Laundry and dry cleaning establishments.

100.12.

Machine shops and light metal fabrication plants.

100.13.

Public utility structures.

100.14.

Restaurants, cafes, and similar establishments.

100.15.

Truck terminals and warehouses.

100.16.

Wholesale and storage businesses including building material yards.

100.17.

Other light industries, provided that any industry that may cause injurious or obnoxious noise, vibrations, smoke, gas, fumes, odor, dust, fire hazards, or other objectionable conditions, shall be required to show that the proposed location, construction, and operation will not injure present or prospective industrial development in the district.

Sec. A-101. - I-2 Heavy Industrial District.

The I-2 district is established to provide a suitable area for the location of heavy manufacturing plants, to protect the surrounding land uses, to protect the industries located in the district, and to discourage uses that are incompatible with those designated for this district. The uses permitted under this section shall be conducted in such a manner that no noxious odor, fumes or dust will be emitted beyond the property line of the lot on which the use is located.

The following uses are permitted in the I-2 district:

101.1.

Any use permitted in an I-1 district.

101.2.

Bulk storage of petroleum.

101.3.

Concrete batch plants.

101.4.

Junkyards, auto salvage and scrap yards.

101.5.

Metal fabricating plants.

101.6.

Millwork and flooring processing.

101.7.

Business and outdoor advertising signs.

101.8.

Railroad terminals and warehouses.

101.9.

Radio transmission towers.

101.10.

Stockyards for livestock and swine, slaughterhouses, and the processing of poultry and livestock.

101.11.

Textile manufacturing and processing.

101.12.

Other heavy industries, provided that any industry that may cause injurious or obnoxious noise, vibrations, smoke, gas, fumes, odor, dust, fire hazard, or other objectionable condition, shall be required to show that such conditions will not adversely affect the surrounding districts.
