ARTICLE IX

- USE PROVISIONS FOR BUSINESS DISTRICTS

Sec. A-90. - C-1 Highway Commercial District.

Within a C-1 Highway Commercial District, uses are restricted to those which are designed to serve the automobile, its passengers and highway users rather than individuals who use an automobile as a convenience to perform necessary daily and weekly personal needs. The district is intended to be restricted to state and federal highways which may also have other business districts located on them.

The following uses are permitted in the C-1 district:

90.1.

Retail shops customarily serving tourist or highway trade.

90.2.

Agricultural equipment sales and service.

90.3.

Automobile parts sales stores.

90.4.

Automobile sales rooms and used car lots.

90.5.

Boat sales or rental, new or used.

90.6.

Bus terminals.

90.7.

Business and outdoor advertising signs.

90.8.

Car wash.

90.9.

Funeral parlor.

90.10.

Cold storage and frozen food lockers.

90.11.

Commercial greenhouses and nurseries.

90.12.

Drive-in grocery.

90.13.

Drive-in theaters.

90.14.

Drugstores.

90.15.

Gasoline service stations, provided that points of access and egress shall be located ten feet or more from the intersection of street lines, shall not exceed 30 feet in width, and shall not be closer than 40 feet apart.

90.16.

Laundry and dry cleaning establishments.

90.17.

Miniature golf course.

90.18.

Monument sales establishment.

90.19.

Mobile homes and travel trailer sales.

90.20.

Motels.

90.21.

Off-street parking lots.

90.22.

Private clubs, lodges, and meeting halls.

90.23.

Public and semi-public recreation facilities, including bowling alleys.

90.24.

Public uses and structures.

90.25.

Repair garages.

90.26.

Restaurants, grills, and similar eating establishments, including drive-ins.

90.27.

Trailer parks.

90.28.

Signs: outdoor advertising, and professional or announcement.

90.29.

Veterinarian office, animal hospital and kennel.

Sec. A-91. - C-2 General Commercial District.

The intent of this district shall be to provide a commercial district designed to serve the automobile, its passengers, and highway users and to provide community shopping facilities consisting of a wide variety of sales and service facilities and locations that will be accessible to all shoppers and highway users or both.

The following uses are permitted in the C-2 district:

91.1.

Any retail business or service, including manufacturing in connection with a retail store or shop providing that such manufacturing is incidental to the retail use and all goods manufactured are sold on the premises.

91.2.

Automobile sales rooms and repair garages.

91.3.

Bus terminals and taxicab stands.

91.4.

Clubs and lodges.

91.5.

Funeral parlors.

91.6.

Gasoline service stations, provided that points of access and egress shall be located ten feet or more from the intersection of street lines, shall not exceed 40 feet in width and shall not be closer than 20 feet apart.

91.7.

Hotels and motels.

91.8.

Offices and banks.

91.9.

Newspapers and printing plants.

91.10.

Off-street parking lots.

91.11.

Professional offices for physicians, dentists, lawyers, engineers, and the like.

91.12.

Public uses and structures.

91.13.

Public utility structures.

91.14.

Radio stations.

91.15.

Restaurants, bars, grills, and similar eating and/or drinking establishments, excluding drive-in establishments.

91.16.

Signs: outdoor advertising, and professional or announcement.

91.17.

Theaters, indoor.

91.18.

Existing buildings in the C-2 area may be converted in whole or in part for residential use either for single-family occupancy or multifamily occupancy, including apartments but excluding boardinghouses and roominghouses. Any new buildings constructed in the C-2 area may also be used for residential purposes, including single-family occupancy or multifamily occupancy but excluding boardinghouses and roominghouses. Also excluded are single-family dwellings.

Sec. A-92. - C-3 Central Business District.

This commercial district is for the conduct of retail trade and personal service enterprises to meet the regular needs and for the convenience of the people of adjacent residential areas. Because these shops and stores may be an integral part of the neighborhood closely associated with residential, religious, recreational and educational uses, more restrictive requirements for light, air, open space and off-street parking are made than are provided in other commercial districts.

Property and buildings in a C-3 Central Business District shall be used only for the following purposes:

92.1.

Retail stores and shops which supply the regular and customary needs of the residents of the neighborhood and which are primarily for their convenience, as follows:

Antique shop.

(2)

Automobile parking lot.

(3)

Baby shop.

(4)

Bakery goods store.

(5)

Bank and savings and loan office.

(6)

Barbershop.

(7)

Beauty shop.

(8)

Book or stationary store.

(9)

Camera shop.

(10)

Curio or gift shop.

(11)

Drugstore or fountain.

(12)

Dairy products or ice cream store.

(13)

Delicatessen.

(14)

Dress shop.

(15)

Florist shop, greenhouse, nursery.

(16)

Furniture store.

(17)

Grocery store.

(18)

Hardware store.

(19)

Jewelry or notion store.

(20)

Lodge hall.

(21)

Meat market.

(22)

Medical facility.

(23)

Messenger or telegraph service.

(24)

Newspaper or magazine sales.

(25)

Office business.

(26)

Optometrists, sales and service.

(27)

Photographer studio.

(28)

Pharmacy.

(29)

Radio and television sales and service.

(30)

Restaurant.

(31)

Self-service laundry or dry cleaning.

Accessory buildings and uses customarily incidental to the above uses.
