Suburban Residential District Regulations

§ 265-14 Purpose.

The primary purpose of the R-S Suburban Residential District is to provide for the development of a broad range of suburban residential uses in an orderly manner in areas where public services are or will be most readily available; to preserve the existing character of the land uses within the District; and to prevent the encroachment of land uses that are not compatible with the existing land uses. A further purpose of this District is to avoid scattered residential development in rural areas of the Township.

§ 265-15 Permitted uses.

A. 
Single-family dwellings.
B. 
Parks, schools, churches.
C. 
Uses permitted in the Rural Agricultural District, with the exception of cemeteries and intense use for animal occupancy such as, but not limited to, livestock feeding lots, holding pens, or other similar agricultural uses.
D. 
Planned Residential Development subject to Article V of this chapter.
E. 
Customary accessory uses.

§ 265-16 Special exception uses.

A. 
Cemeteries.
B. 
Home occupation.

§ 265-17 Conditional use.

A. 
Multifamily dwellings, including townhouses and garden apartments.
B. 
Public and semipublic buildings which are necessary to and serve residents of the Township.
C. 
Mobile home parks.
D. 
Oil and gas wells.

§ 265-18 Dimensional standards.

The following dimensional standards shall apply to all lots or parcels which may be created in the Suburban Residential District after the effective date of this chapter and to all structures constructed thereafter. See attached drawings in Appendix[1] for graphic illustrations of terms for area regulations.
A. 
Area requirements (minimum lot or parcel size):
(1) 
Single-family dwelling (sewered): 10,500 square feet. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
(2) 
Single-family dwelling (unsewered): one acre. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
(3) 
Multi-family dwelling: 3,000 square feet per unit. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
B. 
Front yard requirement (minimum distances to structure from right-of-way of road):
(1) 
All lots or parcels: 50 feet.
C. 
Side yard requirement (minimum distance to structure or use from side property line):
(1) 
All structures or uses: 15 feet.
D. 
Rear yard requirement (minimum distance to structure or use from rear property line). All structures or uses: 30 feet.

Width requirement (minimum frontage along road). All lots or parcels: 125 feet.
F. 
Standards for off street parking regulations. As required by § 265-44 of this chapter.

Design standards. As required by § 265-49 of this chapter.

Site plan review. As required by § 265-57 of this chapter.
