Suburban Residential District Regulations
§ 265-14 Purpose.
The primary purpose of the R-S Suburban Residential District is to provide for the development of a broad range of suburban residential uses in an orderly manner in areas where public services are or will be most readily available; to preserve the existing character of the land uses within the District; and to prevent the encroachment of land uses that are not compatible with the existing land uses. A further purpose of this District is to avoid scattered residential development in rural areas of the Township.
Uses permitted in the Rural Agricultural District, with the exception of cemeteries and intense use for animal occupancy such as, but not limited to, livestock feeding lots, holding pens, or other similar agricultural uses.
The following dimensional standards shall apply to all lots or parcels which may be created in the Suburban Residential District after the effective date of this chapter and to all structures constructed thereafter. See attached drawings in Appendix[1] for graphic illustrations of terms for area regulations.
Single-family dwelling (sewered): 10,500 square feet. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
Single-family dwelling (unsewered): one acre. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
Multi-family dwelling: 3,000 square feet per unit. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
