ARTICLE VII

Light Industrial District Regulations

§ 265-32 Purpose.

The primary purpose of the Light Industrial (L-I) District is to provide for the development of light industrial properties, while preserving the intended residential or commercial uses of surrounding properties.

§ 265-33 Permitted uses.

A. 
Manufacturing, packaging, processing and assembly.
B. 
Storage and distribution.
C. 
Laboratories, research and testing.
D. 
Automotive repair.
E. 
Offices.
F. 
Customary accessory uses limited to:
(1) 
Restaurant or cafeteria facilities for employees.

§ 265-34 Special exception uses.

A. 
Outdoor storage of materials.

§ 265-35 Conditional uses.

A. 
Retail sales.
B. 
Planned industrial development.
C. 
Oil and gas wells.

§ 265-36 Dimensional standards.

The following dimensional standards shall apply to all lots or parcels which may be created in the Light Industrial District after the effective date of this chapter and to all structures constructed thereafter and to particular uses of land as hereunder noted.
A. 
Area requirements (lot-by-lot development):
(1) 
Lot size:
(a) 
Permitted and conditional uses: one acre. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
(b) 
Special exception uses: two acres. [Note: All uses shall conform to area standards which may be required by the Pennsylvania Department of Conservation and Natural Resources (DCNR) as amended from time to time for approval of on-lot sewage disposal systems. The minimum standards established by this chapter apply only where the requirements established by the DCNR are not more restrictive or limited.]
(2) 
Lot width: 150 feet minimum.
(3) 
Lot coverage: 30% maximum.
(4) 
Building setback line: 50 feet minimum.
(5) 
Side yard required: (two required):
(a) 
Permitted and conditional uses: 30 feet minimum.
(b) 
Special exception uses: 75 feet minimum.
(6) 
Rear yard: 45 feet minimum.
(7) 
Front yard (distance to structure or use from right-of-way of road): See "Building setback line."
(8) 
Height of building: 40 feet maximum.
B. 
Area requirements for planned industrial development (industrial park):
(1) 
Lot size (site): 174,240 square feet (4 acres) minimum.
(2) 
Lot size (unit of use): As required to meet and design performance standards, however, a 10,000 square feet minimum shall be required.
(3) 
Lot width: 300 feet minimum w/100 feet minimum access corridor.
(4) 
Lot coverage: 30% maximum.
(5) 
Distance between buildings: 50 feet minimum, or as determined by Planning Commission.
(6) 
Setbacks:
(a) 
Improvement setback line: 10 feet minimum.
(b) 
Building setback line: 45 feet minimum (from all street right-of-way lines).
(7) 
Side yards (site): 50 feet minimum.
(8) 
Rear yards (site): 50 feet minimum.
(9) 
Building height: No limit; however, all yard areas shall be increased by three feet in width for every 10 feet of building height over 20 feet.
(10) 
Highway access points: 300 feet minimum.
(11) 
Paved areas: 35% maximum, paving of parking, loading and circulation areas mandatory.
C. 
Off-street parking regulations:
(1) 
As required by § 265-44 of this chapter.
(2) 
Additional requirements. One parking space shall be provided for each employee or each 1,500 square feet of floor area in manufacturing establishments or 2,500 square feet of floor space in other types of establishments. The formula providing the greater number of parking spaces shall be enforced; however, in computing the number of employees, those on maximum day shifts shall be counted. For each 25 employees, there shall be at least two parking spaces provided for visitors.
D. 
Loading regulations. As required by § 265-45 of this chapter.
E. 
Design standards. As required by §§ 265-49 and 265-50 of this chapter.
F. 
Site plan review. As required by § 265-57 of this chapter.

§ 265-37 Number of uses on single parcel.

Within a district zoned for light industrial uses, more than one use or primary structure may be permitted on a single parcel, subject to site plan approval by the Township Supervisors, subject to the recommendation of the Planning Commission. However, all yard requirements and parking requirements must be met for each separate use.
