ARTICLE XII

- OFFICE AND INSTITUTIONAL DEVELOPMENT STANDARDS

Section 1: - Purpose and Intent

The Office and Institutional district is intended to establish and preserve areas for lower density office activities along 2-, 3-, or 4- lane state highways with a mix of certain compatible residential activities also permitted. In many cases this district may be appropriate to provide a transition from residential uses to commercial or industrial uses. Development standards for this district require adequate yard space for off-street parking and service facilities. Permitted uses are restricted and protected from encroachment by uses capable of adversely affecting the limited character of this district.

Section 2: - Office and Institutional Site-Built Requirements

In addition to the development standards contained in Article V, Section 1 of this Ordinance, the following standards are required within the SFR District.

A.

Minimum Heated Floor. The minimum building area per dwelling unit is 1,250 square feet.

B.

Minimum Lot Area. In residential areas with public water and public sewer facilities, the minimum lot area shall be ⅓ acre or 14,520 square feet. In residential areas without public sewer, the minimum lot area shall be no less than 1 acre or as specified by the Taylor County Health Department.

C.

Maximum Building Height. The maximum building height is 35 ft. This height applies to all projections intended for human habitation, satellite, television and radio antennas. For buildings and structures with such projections, the minimum required yards must be increased 1 ft. for every 2 ft. of height greater than 35 ft.

Section 5: - Accessory Uses

A.

The following Accessory Uses are permitted in this district.

1.

Those Accessory Uses determined by the Zoning administrator and subject to review by the City Council to be customarily appurtenant to those uses permitted in this district.

2.

Home Occupations.

3.

Public Garage.

4.

Repair Garage.

5.

Domestic towers or domestic antennas.

B.

The following Accessory Uses are permitted as Conditional Uses in this district. Towers or antennas meeting the standards and development criteria established by the City of Butler in Article XXIII of this ordinance.

C.

The following Accessory Uses are prohibited in this district.
