- LIGHT MANUFACTURING DEVELOPMENT STANDARDS
The Light Manufacturing zoning district is intended to establish and preserve physically and aesthetically desirable areas in which clean, low-intensity manufacturing activities may locate and be protected from the intrusion of incompatible land uses. By having such areas available, both new and existing industries may operate and undertake expansion of facilities with the least possible adverse effect on other types of activities which might be incompatible with manufacturing. The elimination of non-manufacturing activities from this district benefits manufacturing activities by removing obstacles to smooth operation and expansion.

A.
Minimum Heated Floor. There is no minimum building area in the Light Manufacturing zoning district.
B.
Minimum Lot Area. In areas with public water and public sewer facilities, the minimum lot area shall be 21,780 square feet. In areas without public sewer, the minimum lot area shall be no less than 1 acre or as specified by the Taylor County Health Department.
C.
Maximum Building Height. The maximum building height is 35 ft. This height applies to all projections intended for human habitation, satellite, television and radio antennas. For buildings and structures with such projections, the minimum required yards must be increased 1 ft. for every 2 ft. of height greater than 35 ft.

The following Accessory Uses are permitted in this district.
1.
Those Accessory Uses determined by the Zoning administrator and subject to review by the City Council to be customarily appurtenant to those uses permitted in this district.
2.
Domestic towers or domestic antennas.
B.
The following Accessory Uses are permitted as Conditional Uses in this district. Towers or antennas meeting the standards and development criteria established by the City of Butler in Article XXIII of this ordinance.
C.
The following Accessory Uses are prohibited in this district. All uses not permitted as principal uses within the LM district by this ordinance are also prohibited as accessory uses.
