ARTICLE XIV

- GENERAL COMMERCIAL DEVELOPMENT STANDARDS

Section 1: - Purpose and Intent

The General Commercial District is intended primarily for retail development that is more auto-oriented in nature, requiring increased visibility and road access. This designation targets retail, service and office development that is incompatible with the downtown environment and requires additional space to accommodate activity.

Section 2: - General Commercial Requirements

In addition to the development standards contained in Article V, Section 1 of this Ordinance, the following standards are required within the GC District.

A.

Minimum Heated Floor. The minimum building area per dwelling unit is 1,000 square feet.

B.

Minimum Lot Area. The minimum lot size for this district is ½ an acre or 21,780 square feet.

C.

Maximum Building Height. The maximum building height is 35 ft. This height applies to all projections intended for human habitation, satellite, television and radio antennas. For buildings and structures with such projections, the minimum required yards must be increased 1 ft. for every 2 ft. of height greater than 35 ft.

Section 4: - Accessory Buildings

Section 5: - Accessory Uses

A.

The following Accessory Uses are permitted in this district.

1.

Those Accessory Uses determined by the Zoning administrator and subject to review by the City Council to be customarily appurtenant to those uses permitted in this district.

2.

Manufacturing in connection with the principal retail business or service on the lot.

3.

Domestic towers or domestic antennas.

B.

The following Accessory Uses are permitted as Conditional Uses in this district. Towers or antennas meeting the standards and development criteria established by the City of Butler in Article XXIII of this ordinance.

C.

The following Accessory Uses are prohibited in this district. All uses not permitted as principal uses within the GC district by this ordinance are also prohibited as accessory uses.
