The minimum gross floor area for any single-family dwelling shall be not less than one thousand square feet, exclusive of basements, garages and porches;

The minimum gross floor area for any two-family dwelling shall not be less than two thousand square feet, exclusive of basements, garages and porches;

Minimum front yards shall be twenty feet; provided, however, that a residence may be built so that its front wall conforms to the line of existing buildings even though this results in a front yard of less than twenty feet; provided further, that in any event no dwelling may be built closer than five feet to the front lot line;

Minimum lot size shall be two acres with public water supply and five acres with a water well. Private on-site sewage systems are allowed in this zone;

Minimum lot width shall be one hundred twenty-five feet;

Minimum lot depth shall be one hundred fifty feet;

Maximum lot coverage by structures shall be twenty-five percent;

Maximum building height shall be thirty-five feet. Measurement of building height shall be by the method utilized in the currently adopted building code;

Minimum front setback–Zero feet;

Minimum rear setback–Zero feet, unless the property line is abutting a residential zone, then setback would be fifteen feet;

Minimum side setback–Zero feet, unless the property line is abutting a residential zone, then setback would be fifteen feet.

Automatic screw machines are permitted when operated with noise silencers and when located not less than two hundred feet from any zoned residential district.

Stamping machines, punch presses and press brakes shall be permitted when such machines are placed on shock-absorbing mountings, and on a suitable reinforced concrete footing; no machine shall be loaded beyond its capacity as prescribed by the manufacturer. Such machines may have a capacity up to fifty tons, when located two hundred fifty feet from any residential zone or residential use, one hundred tons when located three hundred feet from any residential zone or residential use.

Hot forgings, steam or bored hammers shall be permitted when located at least one thousand feet from any zoned residential district and/or existing residential use and such operation shall be located within a masonry building or suitably reinforced concrete mat, or solid rock, and mounted on shock absorbers that reduce vibration to a reasonable minimum. The noise in decibels, as measured at the street or property line, shall not exceed sixty-five decibels of sound and shall be muffled so as not to become objectionable due to intermittence, beat, frequency or shrillness. Such noise shall not in any case exceed the street traffic noise during a normal day, when the employees arrive or leave the place of manufacturing. Smoke, dust, dirt, and fly ash shall not exceed three-tenths grains per cubic foot of flue gas at stack temperature of five hundred degrees Fahrenheit, and not exceed fifty percent excess air, and shall in no instance be unclean, destructive, unhealthful, hazardous, nor shall visibility be impaired by the emission or a haze which unduly impedes vision with an apparent opaqueness equivalent to No. 2 of the Ringelmann Chart.

Glare and heat shall be prohibited and any glare and heat from arc welding, acetylene torch cutting or other similar processes shall be performed so as not to be seen from any point beyond the outside of the property. Fire and safety hazards, the storage and handling of flammable liquids, liquefied petroleum gases, and explosives shall comply with the standards established therefor by the National Fire Underwriters Association, and shall not be located within one thousand feet of any residential property or a residential zone.

On-site and off-site hazardous waste treatment and storage facilities must meet the state siting criteria adopted pursuant of RCW 70.105.210.
