ARTICLE XV

M/I Municipal/Institutional District 1

§ 210-134 Purpose.

The purpose of this zoning district is to provide specific opportunities for municipal and institutional uses.

§ 210-135 Use regulations.

A building may be erected, altered or used, and a lot or premises may be used, for any of the purposes set forth in this section and for no other:
A. 
Uses by right.
(1) 
Township governmental administrative office building and facilities and meeting rooms.
(2) 
Township maintenance facilities and storage.
(3) 
Municipal use.
(4) 
Library.
(5) 
Museum.
(6) 
Educational institution.
(7) 
Conversion of buildings and/or dwellings to a nonmunicipal/institutional use in accordance with the provisions of § 210-225.

B. 
Accessory uses.
(1) 
Accessory use on the same lot with and customarily incidental to any of the above permitted uses.
(2) 
Parking in accordance with Article XXII of this chapter.
(3) 
Signs as permitted in Article XXIII of this chapter.
C. 
Conditional uses, subject to the provisions of Article XXVII.
(1) 
Community center.
(2) 
Day-care center.
(3) 
Active and passive outdoor recreational uses, other than those related to a municipal use.
(4) 
Cellular telecommunications facility.
(5) 
Power generation facility, in accordance with § 210-238G.

§ 210-136 Yard and area regulations.

A. 
Lot area. A lot area not less than five acres shall be provided.
B. 
Lot width. The width at the building line shall be not less than 300 feet.
C. 
Minimum building setback.
(1) 
Front yard: 100 feet from each street right-of-way on which the lot abuts.
(2) 
Side yards: 100 feet on each side, except as provided in § 210-137C.
(3) 
Rear yard: 100 feet, except as provided in § 210-137C.
D. 
Total building area coverage. The building area coverage shall not exceed 20% of the lot area.
E. 
Total impervious coverage. The total impervious coverage shall not exceed 40% of the lot area.

§ 210-137 Special development regulations.

A. 
Pedestrian pathways and trails shall be provided to link together municipal, institutional, recreational and civic activities and buildings.
B. 
The campus environment of the M/I District shall be enhanced through landscaping, pavilions, gazebos, benches, playgrounds, playfields and other civic amenities, all of which shall be approved by the Township Council.
C. 
In the case where a maintenance building, garage or other like repair or storage building is used jointly as a municipal use and educational institutional use, such joint facility shall be set back at least 10 feet from front, side or rear property lines, provided that such facility is located at least 100 feet from the perimeter boundary of the district.
D. 
A twenty-five-foot-wide landscaped buffer shall be installed in accordance with Article XXI along property lines which directly abut a residential use if any proposed building is within 200 feet of such property line or if any bus parking is within 200 feet of such property line.
E. 
Lighting. The maximum exposure of footcandles at the property line shall be 0.5, and no trespass glare shall occur beyond the property lines.
F. 
Security fencing shall be installed around any bus parking area.
