ARTICLE V

R-2D Residence District

§ 210-25 Purpose.

The purpose of this zoning district is to preserve existing residential developments of low density and to encourage the future development of designated areas as similar low-density single-family residential areas.

§ 210-26 Use regulations.

A building may be erected, altered or used, and a lot or premises may be used for any of the purposes set forth in this section and for no other, provided that the demolition of or special exception or conditional use for a historic resource shown on the Historic Resources Map or any subdivision, land development or construction activity within 300 feet of a historic resource shown on the Historic Resources Map shall be subject to the provisions of Article XIXA relating to historic preservation.

A use by right permitted in R-1 Residence District.
B. 
Conditional uses, subject to the provisions of Article XXVII and § 210-11.

Uses by special exception, subject to the provisions of § 210-242.

§ 210-27 Yard and area regulations.

A. 
Single-family detached dwelling (same regulations as in § 210-11, use regulations for R-1 Residence District).

Other permitted uses (same regulations as in § 210-11).

§ 210-29 Landscaping regulations.

The landscaping regulations set forth in Article XXI shall apply.

§ 210-30 Sign regulations.

The sign regulations set forth in Article XXIII shall apply.

§ 210-31 Off-street parking and loading requirements.

The off-street parking and loading requirements set forth in Article XXII shall apply.

§ 210-32 Site plan review requirements.

K. The site plan review requirements set forth in the Subdivision and Land Development Ordinance in Chapter 160 of the Code shall apply.
